JOB SUMMARY
This position is responsible for paying monthly utility bills, monitoring monthly utility charges, and managing the monthly revenue billing of multi-family apartment communities. Coordinating within the internal accounting team, additional responsibilities include:
- Review and monitor monthly utility bills for unusual charges
- Initiate EFT payment for common area accounts
- Prepare spreadsheet summaries of utility bills and submit to management for review and approval
- Process water payables in RealPage, EFT system
- Communicate effectively with utility providers, state utility commissions, and onsite staff when necessary
- Prepare and post resident billing for water usage chargebacks-properties are sub-metered
- Prepare and maintain spreadsheets used for resident water chargebacks/common areas
- Communicate effectively with Speedread to coordinate meter installation/troubleshooting when necessary
- Coordinate meter troubleshooting/maintenance with onsite staff when necessary
- Prepare and submit monthly Operations reporting to show meter health for each property
- Review monthly water recovery spreadsheet for income/expense anomalies and report accordingly
- Provide customer service to residents regarding water charges
- Coordinate with State Utility Commissions to ensure compliance with water billing
- Monitor and report monthly metrics to RECM Controller for billing and payable efficiencies
REQUIREMENTS
- Minimum of 2-5 years experience in Accounts Payable and Customer Service; property management industry experience or knowledge of utility accounting/sub-metering preferred
- Associates Degree in Accounting or Business Administration; Bachelors degree preferred
- Proficiencies in Microsoft Excel, Yardi, and strong 10-key
