POSITION: Leasing Agent

REPORTS TO: Property Manager

Position Summary: Assist Property Manager in the Leasing of Vacant Apartments in compliance with The Carabetta Management Companies policies and procedures and tenant selection plan.

Job Description:

1. Responsible for contacting all leads on the phone, emails and walk-in prospects interested in leasing an apartment, resulting in maintaining and or increasing occupancy.

2. Responds effectively to telephone inquiries to generate prospective resident visits to the property.

3. Responsible for effectively communicating to existing residents and establishing a successful renewal.

4. Assists with maintaining office clerical, filing and recordkeeping systems for all move-ins, and waitlist (internal and external)

5. Shows and demonstrates market-ready apartments, and availability to close prospects.

6. Monitors telephone and walk-in traffic at property via welcome cards and traffic logs.

7. Obtains lease information and completes lease applications.

8. Conducts required credit and reference checks.

9. Sets up and maintains lease files.

10. Conducts periodic market surveys as requested.

11. Lease Administration

12. Inspect all apartments before new move-ins and after move-outs.

13. Performs move-in inspections with new residents.

14. Reviews welcome packet with new residents in a timely manner and obtain all required signatures.

15. Input and update daily activity in YARDI on Traffic and Vacant units including notices and evictions.

16. Ensure apartment is ready for resident to move-in on agreed date.

17. Initiates the housing inspection process for initial and unit transfers.

18. Secure new resident signature(s) on appropriate paperwork prior to move-in.

19. Provide weekly update on vacancy reports.

20. Process applications for approvals. (i.e., credit check, rental history, etc.)

21. Submit processed applications to the Property Manager for approval. Follow up with applicant regarding status.

Qualifications and Skills: Candidate must be able to effectively work with disabled individuals and third-party sources. Must be a self-starter and able to work independently and within a team environment; ability to handle emergency situations and pressure due to complexity and time-sensitivity; excellent organizational and proofreading skills; attention to detail; strong interpersonal skills; high energy; must be deadline driven. Ability to be an active team member within the Company. Preserves and respects resident and applicant confidentiality.

· High School diploma or GED equivalent. Undergraduate degree in a relevant field or equivalent work experience preferred.

· Familiarity with fair housing laws, particularly Section 504 of the Rehabilitation Act.

· Strong interpersonal and communication skills to engage effectively with residents and team members.

· Ability to handle sensitive information with confidentiality and professionalism.

· Organized and detail-oriented with excellent time management skills.

· Problem-solving skills and ability to think critically when assessing accommodation requests.

· Knowledge of office management systems and procedures

· Working knowledge of office equipment (such as printers and fax machines)

· Proficiency in MS Office (MS Excel and MS PowerPoint, in particular)

· Excellent time management skills and the ability to prioritize work.

· Attention to detail and problem-solving skills.

· Excellent written and verbal communication skills

· Strong organizational skills with the ability to multi-task

Pay: $25.00 - $30.00 per hour
