Responsibilities: Perform all necessary tasks of management for the project to run efficiently and cost effectively, including:
- Client Communication: weekly (minimum) check-in, as well as general availability as clients' first point of contact with The Collective. Bi-monthly formal client meetings to discuss client selections, budget tracking, project scheduling, progress updates, production goals, etc. Maintain a 3-month out schedule for each project, updated monthly.
- Project Folder Maintenance: Maintain a complete project folder in Google Drive with all pertinent project information, including: plumbing & electrical fixture specifications, appliance specifications, subcontractor & vendor quotes, building plan-set(s), etc.
- Crew Scheduling: work with Project/General Management team to determine most efficient scheduling of in-house crews.
- Subcontractor Scheduling: Scheduling subcontractors at least 2 months in advance, with periodic follow-ups as their start date approaches.
- Crew Management: Weekly (minimum) site visits to go over strategy with project foremen and subcontractors for maximum efficiency. Maintain and reinforce production & timeline goals. Promote a positive work environment with strong crew morale. Ensure a safe & tidy work environment. Inspect work going on & enforce quality control
- Change Order Management: Maintain written documentation of any scope of work deviation, and report any changes to estimator as they come up. Assist estimator with formal change order creation.
- Building Department Correspondence: waste management forms, agency hold requirements, special inspections, etc.
- Scheduling & Standing Inspections
- Time Card & Invoice Review: Review crew time cards for accuracy weekly, approve subcontractor invoices for work completed with Bookkeeper/Office Manager prior to payment, review client invoices and budget trackers prior to billing.
- Project Receipt Collection & Review: Collect receipts from foremen and crew weekly, double check to make sure all receipts are labeled with job and trade reference for delivery to the Bookkeeper.
Qualifications:
- 8 years or building experience minimum. (Bachelor Degree in Construction Management may be counted as 4 years experience, Master Degree in Construction Management may be counted as 6 years experience)
- Master plan reading knowledge of in-house trades and competent plan reading knowledge of all other building trades

Pay: $50.00 - $60.00 per hour
