Position Summary
The Superintendent is a hands-on, detail-driven field leader responsible for managing the full construction lifecycle of assigned residential builds. This role focuses heavily on advanced scheduling, two-week look-ahead planning, and coordinating multiple phases of construction across several communities.
You will work closely with trade partners, inspectors, suppliers, and the Head of Field Operations to ensure each home progresses efficiently through the schedule. Success in this role requires anticipating needs before they reach the job site, planning several steps ahead, and maintaining tight control over daily and upcoming workflows.
As the primary field coordinator, you will bridge plans, trade partners, and the finished home—ensuring every build follows a predictable, well-managed schedule from start through closing.
Key Responsibilities
Field Management & Scheduling
- Manage multiple homes at various stages of construction at the same time.
- Build and maintain detailed two-week look-ahead schedules to forecast upcoming needs, trades, inspections, and materials.
- Coordinate all trade partners and suppliers according to the daily and upcoming schedule.
- Anticipate bottlenecks and adjust schedules proactively to keep homes moving on time.
- Communicate schedule expectations clearly to trades and follow up to ensure commitments are met.
- Update schedules regularly based on progress, delays, weather, and field conditions.
Quality Control & Construction Standards
- Perform regular inspections at each stage of construction.
- Ensure all work meets company standards, plan specifications, and local building codes.
- Document deficiencies and verify corrections are completed promptly.
- Support consistent build quality across all homes and elevations.
Site Management & Safety
- Maintain clean, organized, and safe job sites at all times.
- Enforce safety protocols for all workers and visitors.
- Protect and properly store company materials, equipment, and supplies on-site.
Inspection, Compliance & Documentation
- Schedule required municipal inspections and address any corrections quickly.
- Ensure all documentation, permits, and inspection records are accurate and complete.
- Monitor local regulatory requirements and ensure compliance across all assigned builds.
Home Readiness & Closing Support
- Prepare homes for buyer orientations, punch lists, and final walkthroughs.
- Complete all punch items thoroughly and efficiently.
- Support operations and sales teams to ensure smooth, timely closings.
Communication & Cross-Functional Coordination
- Provide consistent updates to the Head of Field Operations on progress and issues.
- Coordinate with office operations, permitting, engineering, and design teams as needed.
- Maintain accurate records, photos, and notes within company systems for each build.
- Participate in regular field and operations coordination meetings.
Qualifications
- 3 years of experience in residential construction or field supervision.
- Strong understanding of construction sequencing, local building codes, and inspections.
- Ability to read and interpret blueprints, scopes of work, and construction documentation.
- Strong leadership and accountability in coordinating trades and vendors.
- High attention to detail and a commitment to delivering quality craftsmanship.
- Able to manage multiple projects in a fast-paced environment.
- Effective communicator with both field and office teams.
- Valid driver’s license and reliable transportation.
- Familiarity with Oklahoma metro-area residential construction is a plus.
Preferred Skills
- Experience using digital scheduling tools or construction management platforms.
- Familiarity with punch list and closeout processes for new builds.
- Prior background working with municipal inspectors or regulatory agencies.
- Exposure to energy-efficient or green building practices (preferred but not required).
- OSHA 10 or OSHA 30 certification is a plus.
