POSITION SUMMARY
Creates and maintains a community atmosphere and fosters a standard of excellence in the quality of life for all residents

Essential Functions Statement(s)
- Trains and develops a team of On-Site Associates.
- Supports and develops the Superintendent in their role of managing personnel at the site level and developing a thorough understanding of our business.
- Develops and performs strong marketing and customer service skills.
- Ensures that Leasing Consultants fully understand the competitive environments in which they operate.
- Anticipates changes in the market and makes appropriate strategic adjustments.
- Ensures that Leasing Consultants are proactive in adjusting rents and positioning the properties. Reviews this weekly, taking into account lease expirations and make-ready costs, to minimize turnover costs.
- Conducts physical inspections in conjunction with the Superintendent of all areas
of the property to evaluate the condition relative to health, safety, risk management, asset preservation, customer service, and company standards.
- Recommends for approval and implements revenue-enhancing capital improvements capital programs for expense reduction.
- Monitors performance relative to budget using the various weekly, monthly,
quarterly, year-to-date, and ad hoc reports available from the property's computer databases.
- Aids in recruiting and retaining a team of sales, service-oriented, business-minded property management professionals.
- Ensures timely and accurate preparation of various weekly, monthly, quarterly, and annual reporting.
- Establishes and manages routine office procedures.
- Complies with all company-issued policies and procedures.
- Maintains filing in accordance with Company policy.
- Provides leadership and encouragement for all staff members.
Education:
Preferred: Associate's degree (A. A.) or equivalent from a two-year college or technical school.
Experience:
Four to six years of related experience and/or training; or an equivalent combination of education and experience.
Section 8 experience required.
Computer Skills
Knowledge of Microsoft Word, Microsoft Excel, industry-specific software, and internet software.
Certificates & Licenses
Valid Driver's License

Pay: $68,000.00 - $70,000.00 per year
