We are seeking an experienced Residential Maintenance Manager to join our Cincinnati residential team and contribute to the performance of two signature downtown communities.


Where you will work

This role is based in historic downtown Cincinnati and supports a connected portfolio of two distinctive Class A communities: The Textile Apartments, with 282 units, and adjacent Textile Lofts, with 102 units. Together, the properties offer newly delivered and recently renovated residences featuring sleek interiors, modern amenities, bright, well lit spaces, and a range of community benefits. Working as part of one onsite team, the Residential Maintenance Manager directs, supervises, and performs maintenance services for the community and supervises the Maintenance staff. This position is responsible for interior and exterior maintenance, repairs, and grounds keeping for the beauty, safety, security, and well-being of the community.

Requirements:

Essential Functions and Responsibilities:

  • Supervise, train, and direct the work of all maintenance staff associates. Provide feedback to associates with the assistance of the Community Manager.
  • Perform regular inspections of the property to ensure the community and its grounds are in good repair and provide a safe and attractive environment for residents.
  • Respond to all repair requests and maintenance concerns from residents and staff.
  • Preparation of apartments for new residents and inspections for units with notice to vacate.
  • Maintain accurate records regarding preventative maintenance, service requests, expenditures, make-ready status, work in progress, etc.
  • Meet with Community Manager daily to report on status of all scheduled work, as well as any maintenance issues and recommended solutions.
  • Diagnose and perform minor and routine maintenance repair throughout the property on a daily basis.
  • Ensure proper removal and disposal of trash.
  • Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors.
  • Maintain availability to residents, management, staff, on a regular schedule.
  • Must follow all safety/OSHA Requirements and attend required meetings and training programs.
  • Establishes emergency maintenance on-call schedule and posts and distributes emergency telephone numbers.
  • Identify all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts; prepare map indicating location of each.
  • Adhere to and monitor keys/locks in accordance with key control policies.
  • Additional duties as assigned.

Service/Retention Management:

  • Develop resident satisfaction and resident retention at the community.
  • Prioritize service requests and ensure they are completed within community set time frame.
  • Ensure all emergency service requests are completed immediately.

Knowledge, Skills and Abilities:

  • Universal CFC certification
  • Complete understanding and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems.
  • Available to workdays and evenings, weekdays, and weekends.
  • Must demonstrate ability to provide exceptional customer service.
  • Must demonstrate ability to successfully work on a team.
  • Must be able to clearly communicate both orally and in writing.

Education and Background:

  • High School degree or equivalent is required.
  • At least 4 years of experience working residential maintenance at an apartment community, hotel, resort, or similar environment.
  • Previous Supervisory experience is required.
  • HVAC, EPA and/or CPO certifications may be required.
  • Proficiency with MS Office; particularly Outlook, Excel, Word and Internet browsers.
