Responsibilities:
- Supervise leasing and maintenance staff including delegating work, reviewing work, maintaining deadlines, training and scheduling.
- Heavy leasing and marketing experience.
- Maintain property occupancy by effectively retaining residents and successfully marketing property to attract new residents.
- Evaluate current market conditions and competition. Coordinate resident activities and correspondence (i.e., monthly newsletters). Contact and negotiate with vendors.
- Obtain bids and manage capital improvement projects.
- Ensure that all property reporting is completed in a timely manner (i.e., financial reports,, marketing reports).
- Operate within budget and purchasing guidelines. Maintain curb appeal by walking/inspecting property and vacant units. Ensure company policies and procedures are met.
- Attend court proceedings, as necessary. Coordinate and lead staff meetings, as necessary. Assist other properties, as necessary.
- Completion of internal training for market-rate: One-Site – Navigation and Prospects, Move-ins and Rents, Move-outs.
- Completion of internal training for affordable housing: One-Site – Navigation of Receipts and Waitlists, Certifications and Charges, Move-outs.
- Other responsibilities as assigned/needed.
The Property Manager should be knowledgeable in the area of affordable housing which includes LIHTC (Tax Credit), Section 8, Home, and other HUD programs.
Minimum Qualification:
- Must have knowledge of HUD/Section 8 policies and procedures.
- Stellar record of management experience (5 years preferred)
- Dynamic team leadership and communication abilities
- Expert time management, prioritization, and multi-tasking skills in a fast-paced work environment Preferred Qualification:
- COS or CPO Certification HCCP Certification
- One-Site experience with affordable housing a plus
- Experience with Enterprise Income Verification (EIV)
- with MITAS
