Maintenance Supervisor
Location: Birmingham, AL 35205
Salary: $27.00 per hour | Approximately $56,160 annually
Schedule: Monday to Friday, 8:30 AM – 5:00 PM (40 hours/week)
On-Call: Required for after-hours emergencies
Supervision: Oversee 1 maintenance staff member
Certifications: HVAC certification and/or related technical certifications
Experience: Minimum of 10 years in property maintenance, with at least 3 years in a supervisory role
About This New Residential Community:
Thi is a newly developed affordable housing community situated in the heart of Birmingham's Southside neighborhood.
The property comprises 143 units within a 4-story low-rise building, encompassing a total of 158,384 square feet. Residents enjoy a range of amenities, including a 4,000-square-foot resident clubhouse, fitness center, business center, study lab, and more
Key Responsibilities:
- Perform and oversee repairs, troubleshooting, and preventive maintenance for HVAC systems, appliances, water heaters, electrical systems, plumbing, and other equipment.
- Ensure timely completion of work orders, daily tasks, and special projects by delegating assignments effectively.
- Conduct regular inspections of building systems, alarm systems, vacant units, and common areas to maintain safety and functionality.
- Prepare the property for inspections by regulatory agencies, including HUD REAC Property and Unit Inspections.
- Maintain accurate service records, preventive maintenance logs, and HVAC documentation as required by federal regulations.
- Coordinate and provide on-call coverage for after-hours emergencies.
- Train and mentor maintenance staff, ensuring adherence to safety protocols and maintenance standards.
- Collaborate with property management to develop and manage maintenance budgets and performance metrics.
Qualifications:
- Valid HVAC certification (EPA Universal) and/or related technical certifications.
- Proven experience with HUD REAC Property and Unit Inspections.
- Strong technical knowledge of building systems, including electrical, heating, and plumbing.
- Excellent planning, leadership, and organizational skills.
- Proficiency in budgeting and performance management.
- Valid driver's license, reliable transportation, and personal set of tools.
- Ability to lift and move heavy equipment safely using appropriate tools.
