Background Information
A luxury condominium community of owners and renters in Lowell, MA is looking for a full-time Maintenance Technician. The technician is employed by the association’s management company, Thayer & Associates. The technician works with the association’s Portfolio Manager to ensure that they have what is needed to complete the job and to maintain an orderly and clean environment as stipulated in the Condominium Handbook & Rules & Regulations.
Duties and Responsibilities of the Maintenance Technician include but not limited to:
· Reports to the Portfolio Manager.
· Assists portfolio manager with vendor scheduling, supervision and coordination as needed.
· Conducts daily inspection tours of the building, notifying the Portfolio Manager of any conditions that might need repair.
· Keeps common areas (entry doors, steps, lobbies, stairwells, hallways, laundry area, and pool) neat and clean.
· Performs various general repairs to common areas of the property involving minor plumbing, painting, electrical, door repairs.
· Troubleshooting and diagnosing plumbing, electrical, and other technical issues in the community prior to reporting to Portfolio Manager
· Working with the Portfolio Manager to build and maintain a preventative maintenance plan for major components of the building.
· Responsible for taking pool chemical readings, becoming a Certified Pool Operator, and properly maintaining the pool and spa with the help of a contract pool company.
· Attends monthly meetings of the Board and the annual meeting of the Association.
· Is available on call.
Qualifications
1. Background in plumbing or hvac a plus
2. Ability to do physical labor, e.g., taking out trash, recycling.
3. Have the personality to work cooperatively with a diverse group of property owners, the management company, and the Board of Trustees.
4. Be trustworthy and honest with excellent character references.
5. Well-spoken and articulate, both verbally and in writing.
Job Type: Full-time
Pay: $70,000.00 - $75,000.00 per year
