Due to continued growth, we are actively seeking an experienced Project Manager to join our team in Houston, TX. This individual will be responsible for managing all aspects of assigned projects and ensuring the projects are successful.
Duties and Responsibilities:
- Supervise and manage assigned project superintendent(s) and other project team members. Includes creating the project teams, develop the objectives/goals of each and assign individual responsibilities for all assigned projects. All project team members report directly to the Project Manager.
- Develop and manage project budget for each project.
- Managing day-to-day processing of the project’s accounts receivable and payable using CoreCon, producing reports as requested.
- Derive and Manage project customer and subcontractor contracts. Includes change order management and reporting.
- Ensure that no subcontractor or trade mobilizes on the project without an executed agreement, current insurances, and other required documentation.
- Derive and Manage all project RFI, Submittal, Mock-ups, and samples.
- Derive and distribute bi-monthly project updates to project customer(s), operations manager, project architect and design team, landlord, and project-financing entities. Bi-monthly updates should include updated project schedule and updated project total price. Project photos should be submitted to all parties listed above on a weekly basis.
- Contribute to short and long-term organizational planning and strategy as a member of the management team.
- Manage and report assigned project’s planning, budgeting, scheduling, and identification of resources needed.
- Co-ordinate the efforts of all parties involved in the project, which include the customers, architects, landlords, consultants, contractors, sub-contractors and laborers. Includes scheduling and managing preconstruction meetings with subcontractors.
- Monitor the progress of the construction activities on a regular basis and hold regular status meetings with all the parties involved.
- Maintain strict adherence to the budgetary guidelines, quality and safety standards.
- Ensure assigned project documents are complete and expedite owner Project Sign Off Sheet.
- Identify the elements of project design and construction likely to give rise to disputes and claims.
- Responsible to obtain final project sign off documentation from customers and obtain final project photos for marketing and website use.
- Derive and distribute schedule and budget updates and report general project activities and risks on a bi-monthly basis to the Operations Manager and Texana Management. Financial aspects should be coordinated with Texana’s accounting prior to bi-monthly meeting.
- Perform and manage 1-year warranty walk through with custom prior to warranty period expiring.
- Project Managers report directly to the Operations Manager.
Qualifications:
- Bachelor’s degree in construction management or related field preferred.
- At least 5-years of related Project Management experience.
