              This position requires you to live within a 200-mile radius of our Nashville, TN office.
           This position is required to be in the office for at least the first week for hands-on training.   After training is completed, your in-office time is at least twice per month, and upon Management request.

POSITION SUMMARY: Provides flexible support across Post-Closing Review, Final Documents, and Investor Delivery functions to ensure production goals, compliance requirements and pipeline deadlines are met.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Essential duties and responsibilities include the following. Other duties may be assigned.

 

  • Serves as primary back-up to Post-Closers, Final Documents and Investor Delivery during staff absences or high production; moves between work units based on volume demands and operational priorities.

  • Adjust assignments to address volume fluctuations, staffing shortages, and critical pipeline deadlines.

  • Maintains productivity and quality standards regardless of assigned function(s).

  • Review closed loan files for completeness, accuracy, and compliance with agency, investor, and program requirements to ensure proper lien positions.

  • Verify executed closing documents, signatures, dates, loan terms, and supporting documentation; reviews Closing Disclosure for accurate timing, initial escrow deposit, verified cash to close, and principal reductions as applicable; ensure loans meet requirements for THDA purchase.

  • Assist with delivery of loans to investors and document custodian; prepare and review loan data and documentation for delivery.

  • Supports receiving and shipping original mortgage documents.

  • Review final documents for completeness and compliance; monitor and track receipt of trailing documents, including recorded mortgages, deeds of trust, title policies, and other required documentation.

  • Identify documentation deficiencies and coordinate corrective actions with lenders and/or internal staff.

  • Communicates effectively with lenders, investors, and internal stakeholders to resolve issues and facilitate workflow completion.

  • Supports other areas in the division as necessary or as time allows; is cross trained and responsible for other duties in the closing department as specified by the Division Assistant Director and the Director.

MINIMUM QUALIFICATIONS

The requirements listed below are representative of the knowledge, skills, and/or abilities required.

Education and Experience:

  • High school diploma or equivalent GED required.

  • Knowledge of the mortgage lending field; 1 year of experience in this field required, 3 years preferred.

  • Mortgage closing related experience; 1 year of experience required, 2 years of post-closing related experience preferred.

  • Recent employment in the mortgage banking field is preferred.

 The above qualifications express the minimum standards of education and/or experience for this position. Other combinations of education and experience, if evaluated as equivalent, may be taken into consideration.

Knowledge, Skills, Abilities, and Competencies:

  • Adaptable and able to transition seamlessly between work assignments.

  • Knowledge of Federal Housing Administration (FHA), Veterans Administration (VA), United States Department of Agriculture/Rural Housing Service (USDA/RHS), Federal Home Loan Mortgage Corporation (Freddie Mac), Federal National Mortgage Association (Fannie Mae) and Private Mortgage Insurance (PMI) regulations.

  • Knowledge of security instrument correction process.

  • Knowledge of Uniform Loan Delivery Dataset (ULDD).

  • Knowledge of Manufactured Home de-titling process.

  • Knowledge of CFPB closing guidelines.

  • Ability to effectively manage multiple tasks and duties.

  • Strong interpersonal skills.

  • Computer literate; proficient in Microsoft Word, Excel, Outlook, and the internet; able to effectively adapt to and use other computer systems as needed for daily activities.
