Regional Maintenance Manager
The Regional Maintenance Manager is responsible for managing the maintenance process within their assigned territory. This will include managing direct reports and the daily execution of the work order process following the established Ten South policies and procedures. They will be in charge and responsible for maintaining the community budgets along with the supervisors. The employee is required to be well versed in the management of maintenance work orders, apartment turnover and the management of maintenance staff for single family and multifamily homes. The employee is required to give a weekly update to the VP of Operations.
ESSENTIAL DUTIES:
- Ensures the staff reviews, analyzes and dispatches maintenance work orders through the system including resident and vendor communication.
- Reviewing and approving work orders and supporting the maintenance team with escalated situations.
- Process review and development.
- Ensure that all rentals are turned in 10 days or less.
- Ensure all maintenance work orders are handled in a timely manner.
- Review, negotiate, and approve estimates from third party vendors.
- Periodically review process and refine as needed to improve team performance.
- Manage maintenance tech schedules.
- Oversee performance management of personnel including creating corrective actions, mentoring, development and performance improvement plans.
- Ensure work orders are closed and processed correctly.
- Process and approve invoices for all completed jobs.
- Interview potential new employees
Essential Duties – Continued:
- Review and approve hours and mileage reports for maintenance staff.
- Reinforce workplace safety standards and practices, nurturing a culture where safety is upheld.

WORKING CONDITIONS:
- Indoor and outdoor work in non-climate-controlled environments
- May sit or stand for several hours at a time.
- Repetitive use of hands to operate computers.
- Climb up and down stairs multiple times each day.
- Field Work and hands on training with direct reports
- Travel in assigned areas as needed for escalation cases, training, and team meetings.
- Occasionally work flexible hours, which may include weekends and evenings.
EDUCATION AND EXPERIENCE REQUIREMENTS:
- High school diploma or equivalent
- Reliable transportation and active auto insurance
- Experience in maintenance repair standards
- Above average ability to communicate with others and work as part of a team
- Intermediate computer skills to include Microsoft Office; the ability to learn new software including Yardi
- Knowledge of rental property management standards and practices
- OSHA and EPA preferred
SCHEDULE:
Monday - Friday from 8:00 AM - 5:00 PM but requires flexibility.
