General Statement of Duties:Minor repair, assembly, installation or component replacement in appliances, furniture, lighting and plumbing fixtures; priming, painting and wallpapering; minor carpentry such as cabinet and counter installations, replacement of doors, bifolds, and storm doors; demolition, removal and disposal of existing structure, fixtures or material; hanging or installation of closet shelving, clothes poles, shades and blinds; snow and ice removal, sanding and salting drives, parking lots and sidewalks; grass mowing, pruning, mulching, and related landscaping tasks; heavy custodial tasks such as stripping, waxing and buffing floors, post-construction cleanup of apartments prepared for occupancy; moving of appliances, supplies, construction materials and records and furniture to and from various locations; periodic inventory of tools and equipment; security of assigned keys, tools and vehicles; maintenance and cleaning of assigned vehicles or other equipment; may assist other maintenance persons or outside contractors in any of the above; may respond to after-hours emergency maintenance requests supervisory personnel.Supervision Received:Works under supervision of the Maintenance Manager but takes assignments directly from the Executive Director and Facility Manager.Supervision Exercised:May act as lead for temporary or seasonal help or other regular part-time maintenance personnel.Required Education, Skills or Experience:Education: High School diploma or equivalent preferred. Other: At the discretion of the Executive Director and Facility Manager any combination of vocational training, professional certification, and two or more years' experience in light or commercial maintenance, with skill levels sufficient to safely complete basic electrical, plumbing, mechanical, carpentry and custodial tasks may be accepted.Must be able to follow oral and written instructions, installation details and diagrams, and do basic mathematical computations. Must be able to work independently. Position requires a high degree of integrity and reliability. Must demonstrate excellent “customer service” attributes when working with residents, other employees, service and material providers, and contractors.Must know basic safety precautions for working with machinery, vehicles, electricity, plumbing, open flame, power and hand tools, and any substance deemed toxic, hazardous, volatile or flammable.
