TE Miller Management is seeking an experienced, organized, and customer-focused Property Manager to oversee the day-to-day operations of multiple communities within our portfolio.

The Property Manager serves as the on-site leader of the community and is responsible for creating a positive experience for residents while meeting occupancy, financial, operational, and customer service goals. This position is ideal for someone who enjoys working with people, leading a team, solving problems, and taking ownership of the overall success and appearance of a property.

What You’ll Do

  • Lead, train, supervise, and support on-site team members
  • Oversee daily property operations and ensure company standards are consistently met
  • Manage the leasing process from initial inquiry through application, approval, lease signing, move-in, renewal, and move-out
  • Build strong relationships with residents and respond promptly and professionally to questions and concerns
  • Monitor occupancy, rental rates, market conditions, and competing properties
  • Review monthly budgets, revenue, expenses, and property performance
  • Oversee rent collection, delinquency follow-up, collections, and eviction processes when necessary
  • Review and approve resident applications and lease documentation
  • Conduct property and apartment inspections and ensure the community is well maintained
  • Partner with maintenance staff to address property needs and control expenses
  • Review and approve invoices, employee timecards, PTO, commissions, and other property-related documentation
  • Coordinate vendors and ensure required documentation is maintained
  • Complete required weekly and monthly reports accurately and on time
  • Maintain accurate information within Entrata and other company systems
  • Oversee resident renewals and ensure renewal documentation and pricing are accurate
  • Support property marketing, advertising, resident referrals, and outreach efforts
  • Plan resident appreciation activities and help create a strong sense of community
  • Ensure compliance with applicable federal, state, and local laws and TE Miller Management policies and procedures

What We’re Looking For

  • 2 years previous multifamily property management experience preferred
  • Strong customer service and resident-relations skills
  • Excellent communication and organizational skills
  • Ability to confidently handle resident concerns and difficult situations
  • Strong attention to detail and ability to manage multiple priorities
  • Comfortable working with budgets, reports, invoices, and financial information
  • Proficiency with Microsoft Word and Excel
  • Experience with Entrata or similar property management software preferred
  • Some college or related coursework preferred
