Commercial Construction Project Manager / Estimator

As a Project Manager, you will oversee bidding, negotiating, and managing commercial projects from start to completion. The ideal candidate will have experience handling multiple projects ranging from $1 million to $20 million, ensuring they are completed on time, within budget, and to the highest quality standards.

Key Responsibilities:

Bidding Projects:

• Identify and obtain plans for projects that align with the company's expertise.
• Review project plans and specifications to determine trade scopes and distribute plans to subcontractors, suppliers, and vendors.
• Ensure regulatory requirements are met by soliciting bids from Minority Subcontractors and Suppliers.
• Perform take-offs and assemble comprehensive project estimates.
• Obtain and review proposals from subcontractors, material suppliers, and equipment vendors.
• Ensure all bid day requirements are met and submit accurate project bids on time.

Managing Projects:

• Conduct budget analysis for each project.
• Develop and maintain detailed construction schedules to ensure timely project completion.
• Negotiate and draft subcontractor contracts with clear scopes of work.
• Issue purchase orders for all necessary materials and equipment.
• Create and track Request for Information (RFI) logs for project documentation.
• Manage submittals and approvals from subcontractors, suppliers, and project stakeholders.
• Work closely with Project Superintendents to align project expectations and material deliveries.
• Ensure contract compliance by collaborating with Architects and Owners.
• Maintain daily project progress records and manage project documentation from start to finish.
• Provide project status updates in weekly and monthly meetings with stakeholders.
• Coordinate project close-out activities, including collecting warranties and training documentation.

Minimum Qualifications & Experience:

Education:

• Associate or bachelor’s degree in construction management, Civil Engineering, or related field (preferred but not required).
• Equivalent training and work experience will be considered.

Experience:

• 5 years of experience in commercial construction project management and estimating.
• Experience with Procore is a plus.

Licenses & Certifications:

• Valid NC Driver's License required.
• Must be able to pass a Motor Vehicle Check.
