Commercial Retail Property Manager

Location: Great Neck, Long Island / Nassau County, NY

Position Type: Full-Time, In-Office

Work Arrangement: On-site at company office; not remote or hybrid

Compensation: $130,000–$150,000 base salary, depending on experience

Position Summary

Our client is a Long Island-based commercial real estate owner and management firm seeking an experienced Commercial Retail Property Manager to oversee a portfolio of primarily small retail and commercial properties throughout Long Island, with some properties in Queens.

The portfolio consists primarily of neighborhood retail properties and small shopping/retail centers, including standalone retail locations and tenants such as convenience stores. Properties are concentrated on Long Island's South Shore, including areas such as Long Beach, Lynbrook, and potentially Massapequa, with additional properties elsewhere on Long Island and in Queens.

This is a fully in-office position based in Great Neck. The Property Manager will spend time both in the office and conducting property/site visits throughout the portfolio. A reliable personal vehicle is required.

The successful candidate will be a highly organized, hands-on professional who takes ownership of responsibilities, works independently, anticipates issues, and consistently follows tasks through to completion. Personality fit, organization, accountability, and a strong sense of ownership are particularly important for this position.

Essential Responsibilities

  • Manage the day-to-day operations of a portfolio of small retail and commercial properties throughout Long Island and, as needed, Queens.
  • Conduct regular property inspections to ensure storefronts, common areas, sidewalks, parking areas, landscaping, and exterior grounds are clean, safe, well-maintained, and presentable.
  • Serve as the primary point of contact for commercial tenants regarding maintenance requests, operational issues, and property-related concerns.
  • Respond to and coordinate after-hours emergencies as needed, ensuring appropriate vendors and service providers are engaged and issues are resolved promptly.
  • Coordinate, schedule, and supervise routine and emergency repairs involving HVAC, electrical, plumbing, lighting, roofing, and other building systems.
  • Manage and oversee vendors and service providers, including landscaping, snow and ice removal, cleaning, maintenance, and specialty contractors.
  • Obtain and review vendor proposals and invoices and work with ownership to ensure services are performed efficiently and cost-effectively.
  • Proactively identify property issues and coordinate corrective action before they become larger or more costly problems.
  • Monitor tenant rent payments and coordinate with ownership and accounting regarding delinquencies, notices, and lease compliance matters.
  • Assist with lease administration and tenant-related matters, including move-ins, move-outs, store improvements, and construction or improvement projects.
  • Maintain accurate and organized property records, including certificates of insurance, service contracts, inspection reports, permits, vendor information, invoices, and other documentation.
  • Ensure properties remain in compliance with applicable municipal requirements, fire and life-safety regulations, inspections, and other applicable requirements.
  • Conduct property/site visits as necessary and provide ownership with updates regarding property conditions, maintenance issues, tenant matters, and outstanding items.
  • Utilize property management technology, Microsoft Office, AI tools, and other technology to improve efficiency, resolve issues, streamline processes, and control operating costs.
  • Maintain a proactive system for tracking outstanding issues and ensure open items are consistently followed through to completion.

Qualifications

  • 5 years of commercial or retail property management experience required.
  • Experience managing small retail centers, strip centers, standalone retail properties, or mixed-use commercial buildings strongly preferred.
  • Strong understanding of building systems, maintenance, repairs, and vendor management.
  • Excellent organizational and time-management skills with exceptional attention to detail.
  • Strong tenant relations and communication skills.
  • Demonstrated ability to manage multiple priorities and competing operational issues.
  • Strong analytical and problem-solving abilities.
  • Highly self-motivated and able to work independently without close supervision.
  • Demonstrated sense of ownership, accountability, and follow-through.
  • Proactive approach to identifying and resolving issues rather than allowing outstanding items to remain unresolved.
  • Familiarity with lease administration, rent collection follow-up, and commercial tenant matters.
  • Proficiency with Microsoft Office and property management software; Yardi experience preferred.
  • Comfortable using technology and AI tools to improve productivity, organization, and operational efficiency.
  • Must have a valid driver's license and reliable personal vehicle for property/site visits.
  • Must be available to respond to property emergencies as needed.

Ideal Candidate

The ideal candidate is an experienced commercial property manager who enjoys being hands-on and takes genuine ownership of the properties under their management.

This person should be extremely organized, responsive, resourceful, and detail-oriented, with the ability to independently identify what needs to be done and make sure it gets done. The role is well suited for someone who does not need to be closely supervised and who takes pride in keeping properties, vendors, tenants, records, and outstanding issues under control.

Because the portfolio is geographically concentrated on Long Island, the ideal candidate will live in Nassau or Suffolk County or Queens and be comfortable traveling throughout the portfolio. Most properties are located on Long Island, particularly the South Shore. Occasional travel to more distant properties, such as Riverhead, may be required but would be infrequent.

Work Environment

This is an in-office position based in Great Neck, NY. The Property Manager will work from the office when not conducting property inspections or site visits.

This is not a remote or hybrid position. A personal vehicle is an absolute requirement.
