Maintenance Plumber

 

Summary of Position Responsibilities:

 

To perform skilled plumbing construction, maintenance and repair work on agency’s housing stock and properties. Provides journeyman level skills in plumbing. Performs skilled and diversified duties in connection with the general maintenance of buildings, grounds and equipment.  Tasks involve basic repairs, cleaning, landscaping, washing, moving appliances and heavy manual labor.  Provide general assistance to other staff

 

Description of Supervision/Supervisory Responsibilities:

 

The Maintenance Plumber position is approved by the Executive Director and works under the general supervision and direction of the Regional Facilities Director.

  

Essential Functions of Position:

 

A.    Perform plumbing and maintenance skilled tasks in the maintenance of properties and grounds

 

·       Performs the installation of plumbing systems to a wide variety of needs, appliances, motors, and equipment using a variety of hand and powered tools, test instruments, and equipment in accordance with appropriate plumbing safety codes;

·       Performs troubleshooting and repairs to various plumbing equipment or devices, appliances, motors, and transformers on building electronic and electric systems and equipment such as HVAC, space and water heating, emergency power, communications, fire alarms, and intercoms;

·       Refers to plumbing diagrams, blueprints, schematics and specifications in identifying problems and repairing systems and equipment;

·       Makes recommendations for replacement or renovation of systems and equipment for use in budget planning, plans reviewing and operations improvement;

·       Maintains essential replacement parts and recommends the inventory level for essential replacement parts;

·       Provides technical support and assistance that may be required in the training of other employees in their non-licensed plumbing related responsibilities;

·       Performs other emergency work in case of storm, fire, flood, and other emergency situations if determined by management to be in the interest of public safety.

·       Cleans units before and after vacancy, removes trash, washes/vacuums floor, cleans windows, walls, floors and fixtures

·       Mows, weeds, prunes shrubbery, waters plants/lawns and fertilizes grounds

·       Plows, shovels, sands and removes snow and ice

·       Lifts, loads and moves heavy objects, stoves, refrigerators, furniture, building materials and supplies

·       Sweeps and picks up common areas, parking lots and grounds

·       Drives agency vehicles delivering/removing supplies, materials and trash

·       Excavates trenches and holes in preparation of other work

·       Performs custodial tasks throughout agency properties, common areas (community rooms), offices and maintenance shops

·       Uses a variety of hand tools and implements for custodial and grounds work

 

B.    Perform general cleaning, custodial and routine upkeep of properties, grounds and common areas as assigned

 

·       Assumes responsibility, under the direction of the Regional Facilities Director for the safe, sanitary and attractive maintenance of grounds, common areas within assigned locations, including all property locations managed by the Taunton Housing Authority

·       Responds to work orders issued for minor repairs and general upkeep of assigned areas

·       Accounts for basic supplies, materials, tools and equipment stored at areas of assignment

·       Ability to work 40 hours a week

·       Must have ability to work flexible hours including ability to be on-call 24 hours a day including nights, weekend days and holidays and overtime as assigned

 

Minimum Competencies:

 

·       Competency in use of power tools and equipment including snowplows, landscape equipment, machinery and staging

·       Excellent communication skills, both oral and written

·       Ability to deal tactfully, courteously, and professionally with all persons, even in stressful situations

·       Ability to maintain confidentiality and to exercise sound judgment and discretion

·       Ability to work in high pressure situations, as necessary

·       Highly organized, detail oriented, takes initiative and able to work independently

·       Ability to handle multiple tasks, prioritize effectively, meet deadlines, and deliver high quality work

·       Reliability and professional personal presentation essential

·       Project management experience desirable

·       Operates standard office equipment, including a computer/laptop/scanning

·       Proficiency in typing, basic word processing, spreadsheet, and database software (such as MS Word and Excel).

·    Specialized software related to functional area PHA Web experience a plus

·       Maintain accurate electronic files and records system

·       Perform other duties as assigned within the job classification

·       Maintain a high degree of confidentiality relative to residents’ records, as mandated

 

Education and Experience/Other Requirements:

 

·       High School Diploma required (or GED Equivalent)

·       Massachusetts Class D driver’s license unrestricted

·       Journeyman plumber’s license required; Master license preferred

·       Minimum five (5) years continuous, full-time experience working as a plumber

·       Familiarity with residential and commercial plumbing and plumbing building systems and codes

·       Ability to read and interpret plumbing plans and specifications

·       Ability to analyze plumbing problems and troubleshoot for needed repairs

·       Ability to maintain confidentiality in all assignments as mandated

·       Ability to work harmoniously with other agency personnel

·       Ability to interact with elderly and family settings

·       Ability to be flexible and perform work under time pressure

Maintenance Plumber:

 

This is a residential dwelling environment position, both inside and outside. While performing the duties of the Maintenance Plumber, the employee is required to: work in a public housing environment in all weather conditions (hot, cold, humid, dry and wet). Must have the ability to work in an environment with conditions which may include fumes, odors, gases, chemicals, dust, moisture, sewage as well as objects. Must have the ability to interact and communicate frequently with the residents of THA, other team members and/or third parties transacting business with the Authority.  The employee must have the ability to lift to 50 lbs.  Ability to lift, carry, push, pull or otherwise move an object. Work involves walking, standing and driving for long periods of time. The employee must respond to and work in all weather and storm conditions, including snow and rain. Must have ability to shovel snow, utilize snow blower and plow.
