SUMMARY

Tamarack Resort is seeking a talented and experienced associate level Land Use Planner to join the resort’s planning, design and construction team. As an associate resort land use planner, you will play a crucial role in guiding the development process from conception to completion, ensuring compliance with regulatory requirements, resort development goals, and project objectives. It is important to have design experience in mountain communities and with an understanding of how to incorporate development with the natural environment.

This position will report directly to the resort’s senior land use planner, work closely with resort leadership and ownership, consultants, contractors, and county, state, and federal agencies to navigate land use issues and create innovative design and layout solutions that maximize the potential of each project within the resort.

Responsibilities:

  • Conduct comprehensive land use analysis of the resort’s existing Planned Unit Development (PUD), including research, site assessments, and regulatory review, to inform project layout and feasibility and development strategies.
  • Prepare and submit land use applications, preliminary and final plats, and other permits and entitlements for project approval, including conditional use permits, variances, and subdivision approvals.
  • Coordinate with project teams, consultants, and resort leadership and ownership to develop and implement land use plans, site designs, and development proposals that align with resort goals and objectives.
  • Engage with community stakeholders, neighborhood groups, and public agencies to solicit feedback, address concerns, and build consensus around project proposals.
  • Monitor and track regulatory changes, policy updates, and emerging trends in land use planning to ensure compliance and inform project decision-making.
  • Provide technical expertise and guidance on resort land use, zoning, and regulatory matters to resort leadership throughout the development process.
  • Collaborate with outside architects, engineers, attorneys, and other professionals to integrate land use considerations into project design and implementation.

Qualifications:

  • Bachelor's degree in Resort or Urban Planning, Land Use Planning, or related field.
  • 5 years of experience in land use planning, zoning, and development entitlements, preferably in a resort development firm or consulting environment.
  • Strong knowledge of land use regulations, zoning codes, and development processes at the local, state, and federal levels.
  • Excellent analytical, problem-solving, and decision-making skills, with the ability to evaluate complex land use issues and develop creative solutions.
  • Effective communication and interpersonal skills, with the ability to collaborate with diverse stakeholders and build consensus around project proposals.
  • Proficiency in GIS, CAD, and other relevant planning software is a plus.
  • Professional certification (AICP) or eligibility for certification is preferred.

CERTIFICATES, LICENSES, REGISTRATIONS

Requires possession of valid Class C driver license with a driving record meeting the minimum standards required by the resort’s insurance carrier.

 

WRITING SKILLS

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions and inquiries.

 

MATHEMATICAL SKILLS

Ability to work with mathematical concepts such as probability and statistical inference. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

 

REASONING ABILITY

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Please be advised that the location of this position is in the mountains.  Inclement weather can and will be encountered on a regular basis, especially throughout the winter.  Reliable transportation to and from work is a necessity.  Access to a 4WD or AWD vehicle is highly recommended.
