Preconstruction Estimator - Commercial Construction – High Point, NC

We are seeking an experienced Preconstruction Estimator to support early-stage planning and pricing efforts for commercial construction projects. This role focuses on developing accurate budgets, competitive estimates, and clear scope definition from conceptual design through contract award, while collaborating closely with internal teams, designers, owners, and trade partners.

Key Responsibilities

• Develop conceptual, schematic, design development, design-build, and construction document level estimates for commercial construction projects.
• Collaborate with preconstruction, operations, and business development teams to define scope, assumptions, and project approach.
• Review drawings, specifications, and preliminary documents to identify gaps, risks, and cost impacts.
• Perform detailed quantity take-offs and pricing using historical cost data and estimating tools.
• Prepare clear and accurate estimate narratives, assumptions, and scope breakdowns
• Develop bidder lists and solicit subcontractor and supplier pricing
• Review, analyze, and level subcontractor bids to ensure complete scope coverage and competitive pricing.
• Participate in pre-bid meetings and site walks to assess existing conditions and logistical considerations.
• Support value engineering discussions and alternative pricing solutions.
• Coordinate with scheduling and operations teams to align cost, schedule, and constructability strategies.
• Maintain estimating files, databases, and cost history to support future preconstruction efforts.
• Manage multiple estimates concurrently and meet proposal deadlines.
  
  

Experience And Skills

• Minimum 5 years of commercial construction estimating experience.
• Strong understanding of construction materials, methods, and cost drivers.
• Ability to read and interpret construction drawings, specifications, and technical documents
• Strong attention to detail with solid analytical and organizational skills.
• Effective written and verbal communication skills.
• Ability to work collaboratively across internal teams and with trade partners.
• Experience with estimating and construction software such as Sage Estimating, PlanSwift, Bluebeam, Procore, Microsoft Project, or equivalent.
• Pre-engineered metal building experience is an asset but not required.
  
  

Qualifications

• Bachelor’s degree in Construction Management, Engineering, or a related field is preferred or equivalent industry experience.
• Working knowledge of construction estimating methodologies and bidding processes.
• Experience developing scopes of work and assisting with subcontractor proposal evaluation.
