Our client is a design-build contractor that specializes in federal healthcare projects. They serve across the nation and are headquartered in Reston, Virginia. They are a dynamic organization with great customers and a culture where people are valued and empowered to deliver amazing results. They have an immediate need for a full-time Estimator to join their team at the corporate office in Reston, VA. This is a 5 day a week in office role.
The ideal candidate will be responsible for analyzing govt. provided RFP, SOW (Scope/statement of work) and existing conditions information. Candidate should be capable of performing conceptual cost estimates for design-build construction projects based on historic costs. Understanding and creating work breakdown structure based on CSI Master format is essential. The candidate will work closely with the Design Manager, Project Managers, Designers, Architectural firms/engineering firms, and subcontractors to ensure that estimates are competitive, complete, and based on current market conditions. Appropriate design build risk factors are considered into the pricing. Extremely important that the candidate is capable of writing a detailed assemblies-based scope of work, based on minimal information.
Key Responsibilities:
- Review and analyze project plans, specifications, andbid documents to understand project scope and requirements.
- Prepare accurate cost estimates for labor, materials, equipment, and overhead costs.
- Collaborate with project managers and Designers/engineers to clarify project scope all through the design process, and resolve discrepancies. Our client’s contracts are Firm-Fixed Price contracts; therefore, it is important to work with the Design Manager and Operations team to ensure the project stays within scope, schedule and budget.
- Conduct market research to stay informed about current prices and trends in the construction industry.
- Prepare and submit bid proposals ; Assist with technical and price proposals. Most of our client's RFP responses involve a technical and a price proposal. It is very important to make sure the price and technical approach are coordinated before submitting to the govt.
- Attend project site meetings and perform take-offs to determine quantities and requirements. Understanding trade assemblies is very critical. For example, exterior wall assembly involves:
- Exterior skin/masonry veneer or metal panels, etc.
- Exterior insulation
- Air barrier application
- Exterior sheathing
- Metal Framing
- In-fill insulation in the metal framing
- Interior drywall
- Interior finish on the wall – paint/tile/wallpaper, etc.
- Continuously evaluate and improve estimating processes and methodologies.
- Build relationships with subcontractors and suppliers to gather quotes and maintain strong partnerships.
- Stay updated on industry regulations, safety standards, and best practices.
- Other duties as assigned by supervisor.
Requirements
- 3-5 years of professional estimating experience (the successful candidate must demonstrate a good understanding of the design build project delivery method)
- Bachelor's degree in architecture, Construction Management, Engineering, or relevant field
- Solid experience in pre-proposal documentation and site evaluation.
- Experience in putting together cost proposals, estimates, materials information and managing the process for the WBS, subcontractor SOW, and past performance information.
- Experience with hospital and healthcare projects a plus.
- Experience with federal projects on military installations a plus.
- Strong understanding of construction procedures, materials, and industry standards.
- Excellent analytical and mathematical skills with high attention to detail.
- Strong communication and interpersonal skills to collaborate effectively with team members and clients.
- Ability to work under pressure and meet tight deadlines
- Positive attitude with excellent written and verbal communication skills.
- Experience using Microsoft Excel for Estimating
- Experience using Procore for Bid Management
- Proficiency with on-screen take off tools is a huge plus
