Job Summary
This position will perform accounting functions for multi-family development and construction projects. The accountant will assist in formulation of budgets and track expenses as incurred throughout the lifecycle of the project. You will assess departmental financial performance on a monthly and/or quarterly basis and provide critical financial analysis to the Owner and COO while making actionable recommendations on both short- and long-term strategies. You will actively be responsible for performing bookkeeping and accounting assignments and preparing accounting statements and financial reports.
Key Responsibilities will include:
- Assist in the establishment and monthly tracking actuals against development and construction budgets using Yardi Construction module and/or QuickBooks for some legacy projects.
- Oversee preparation of month-end, quarter-end and year-end financial statements.
- Review all month-end closing activities including general ledger maintenance, balance sheet reconciliations and departmental corporate/overhead cost allocation.
- Serves as accounts receivable/accounts payable manager for various development and construction projects within Yardi.
- Assembles owner development and construction draws for company and lender approval
- Ensure all AP is processed in a timely manner to include processing large construction loan draws and tracking draws against the development budget.
- Ensures AP is managed and processed in a timely manner through Yardi bill pay functions or through wires and ACHs. Checks invoices against executed contracts for compliance.
- Manage and tracks inter-company transfers.
- Resolves payment issues related to third party general contractors, vendors and consultants.
- Maintains organized set of detailed records in Yardi Accounting System for work-in-process.
- Reviews and manages monthly general ledgers.
- Coordinates monthly and annual accounting closeout activities.
- Interfaces with banks and lenders to ensure required reporting is completed, all funds/accounts are managed and balanced in a timely manner monthly.
- Manages company bonding and letters of credit to ensure filed and released depending on project requirements.
- Manage preparation and support of all external audits.
- Tracks year-end closeout/1099s to feed financial information to outside CPAs and auditors for tax preparation.
- Assists with cost segregation studies and leveraging tax abatement laws to benefit the company
· Performs bank, credit card, and other report reconciliations.
· Complying with federal, state and company policies, procedures, and regulations.
- Assisting in training new personnel.
- Performing other duties as assigned.
Knowledge, Skills, and Experience
· Bachelor’s degree in Accounting or Finance required.
· Five plus years of related experience required. Preference is within the commercial[JM1] [KJ2] real estate development and construction disciplines.
· Advanced knowledge of Microsoft Office (strong emphasis on Excel) required.
· Experience with Yardi Construction and Bill Pay modules.
· Excellent organizational skills with the ability to prioritize and work effectively on multiple tasks in a fast-paced, demanding environment.
· Takes initiative to identify and resolve issues independently. Dependable in following through on commitments, completing work on time, and contributing across tasks to ensure success.
· Maintains high attention to detail by monitoring compliance with standards and checking data for accuracy prior to distribution.
