Overview
Tactical Property Management is seeking a dependable, motivated, and customer-focused Field Technician to join our growing team. This position plays a critical role in maintaining the safety, quality, and appearance of our residential rental portfolio throughout the Greater Cleveland area.
As a Field Technician, you'll spend your days in the field performing property inspections, supporting move-ins and move-outs, coordinating with vendors, and assisting multiple departments to ensure our residents receive exceptional service. Key Responsibilities
- Maintain a professional appearance and represent Tactical Property Management with a positive, customer-focused attitude.
- Provide exceptional service to residents, property owners, vendors, and business partners.
- Conduct detailed occupied, vacant, move-in, move-out, maintenance, and quality-control inspections.
- Identify maintenance deficiencies, safety hazards, lease violations, and code compliance concerns.
- Document inspection findings with detailed notes and photographs using company software.
- Coordinate and assist with move-in and move-out activities, including key exchanges, lockbox installation and retrieval, and appointment scheduling.
- Verify completion and quality of vendor work and report deficiencies.
- Follow up on resident concerns to ensure timely and satisfactory resolution.
- Deliver notices, signage, and other property-related communications when necessary.
- Assist with occupancy checks, utility verifications, and property condition assessments.
- Maintain accurate records of inspections, maintenance activities, and completed work.
- Collaborate with Leasing, Maintenance, Property Management, and Accounting teams to support daily operations.
- Operate company software to manage inspection reports, resident information, work orders, and field activities.
- Prioritize daily assignments while responding to changing operational needs.
- Perform other duties as assigned.
Qualifications
- High school diploma or GED required.
- Valid Ohio driver's license with a clean driving record.
- Reliable personal vehicle with current automobile insurance.
- Ability to pass a criminal background check.
- Strong written and verbal communication skills.
- Excellent organizational and time management abilities.
- Proficiency with Microsoft Windows, smartphones, tablets, and mobile applications.
- Ability to work independently with minimal supervision while remaining a collaborative team member.
- Strong attention to detail and excellent observational skills.
- Outstanding customer service and conflict resolution abilities.
- Ability to remain calm and professional in fast-paced or high-pressure situations.
- Ability to prioritize multiple assignments and consistently meet deadlines.
Preferred Qualifications
- Previous experience in property management, facilities, maintenance, construction, inspections, or a related field.
- Familiarity with property management software.
- Knowledge of residential housing standards and basic building systems.
- Experience taking detailed inspection photographs and documenting property conditions.
Physical Requirements
- Frequently walk, stand, climb stairs, bend, kneel, crouch, and lift up to 50 pounds.
- Work indoors and outdoors in varying weather conditions throughout the year.
- Drive between multiple properties daily throughout the Greater Cleveland area.
- Occasionally work evenings or weekends as business needs require.
