We seeking a highly skilled and motivated Property Manager to oversee the day-to-day operations of our 180-unit apartment community in Tacoma, WA. This role is critical to ensuring high levels of resident satisfaction while partnering with company leadership to manage expenses and enhance overall property performance.
The ideal candidate is proactive, detail-oriented, and passionate about elevating a community through strong leadership, effective communication, and strategic planning.
Key Responsibilities
- Oversee all day-to-day property operations, including leasing, resident relations, and staff supervision
- Coordinate maintenance and repair activities to ensure timely, cost-effective service
- Monitor operating expenses and ensure compliance with approved budgets
- Manage rent collections and implement procedures for delinquent accounts
- Process rental applications and ensure compliance with fair housing and all applicable laws
- Handle petty cash, issue purchase orders, and manage accounts payable
- Generate operational and financial reports for ownership and company leadership
- Contribute to strategic planning initiatives to improve occupancy, revenue, and resident satisfaction
- Coordinate apartment make-ready processes to support leasing goals
- Maintain positive working relationships with residents, co-workers, vendors, agencies, owners, and public officials
Marketing & Leasing
- Market and lease the property in accordance with company policies and all local, state, and federal regulations
- Develop and execute targeted marketing and advertising strategies
- Monitor market trends and competitive properties to identify opportunities
- Identify advertising needs and create compelling marketing copy across various platforms
Qualifications
- Must have 10 years of Property Management Experience.
- Proven experience in multi-family property management
- Strong leadership, organizational, and communication skills
- High attention to detail with the ability to manage multiple priorities
- Team-oriented mindset with the ability to work effectively with tenants, owners, and staff
- Proactive, driven, and committed to continuous improvement
