What You'll Do
Leasing, Sales & Marketing
- Schedule and lead engaging property tours for prospective residents (homes, model units, and target townhomes).
- Respond quickly (within 24 hours) to all incoming calls, emails, website inquiries, and internet leads.
- Track all prospective activity, applications, and leasing progress accurately in our property management system.
- Screen applicants thoroughly while following company policies and Fair Housing guidelines.
- Become an expert on lease terms, rental qualifications, community rules, and current pricing/availability.
- Present lease obligations and community expectations clearly and confidently.
- Achieve and maintain strong leasing closing ratios that meet company performance goals.
- Help with marketing efforts including open houses, special events, and online promotions.
- Keep websites, listing platforms, and marketing materials up-to-date with accurate pricing and availability.
- Shop competing properties and complete regular market surveys to stay ahead of market trends.
- Follow up consistently with prospects (phone, email, thank-you notes) to close more leases.
- Create and manage social media content to generate traffic and interest.
Resident Experience, Operations & Team Support
- Support the lease renewal process and help develop resident retention/engagement programs.
- Handle resident questions, requests, and concerns professionally and promptly.
- Prepare move-in packages, schedule move-ins, conduct walkthroughs, and coordinate deliveries.
- Keep model units, target townhomes, and office spaces clean, organized, and show-ready at all times.
- Perform move-out inspections and prepare documentation to get units re-lease ready quickly.
- Assist with rent collection, deposit processing, and resident account questions when needed.
- Document every resident and prospect interaction in the system.
- Support the Property Manager with leasing-focused tasks and other property operations as assigned.
What We're Looking For
- Previous experience in multifamily leasing, property management, or sales is strongly preferred.
- Solid understanding of Fair Housing laws and property management regulations.
- Comfortable with property management software (AppFolio experience is a big plus).
- Genuine sales mindset — goal-oriented, customer-focused, and results-driven.
- Excellent verbal and written communication skills.
- Highly organized, great time management, and able to work independently.
- Strong attention to detail and consistent follow-through.
- Positive, professional attitude with integrity and enthusiasm.
- Valid driver’s license, auto insurance, and reliable transportation (travel between properties required).
- Ability to walk properties and conduct tours outdoors in various weather conditions.
- Able to pass a criminal background check.
Position Details
- Schedule: Monday–Friday at least one weekend per month
- Work Location: On-site (not remote); properties throughout St. Croix County
Job Type: Full-time
Pay: $22.00 - $28.95 per hour
