The Company:
Our client is one of the largest privately held operators of residential and hospitality-style communities in the country, with a national footprint managed through institutional real estate capital partners. The organization is currently building out a new shared services accounting structure to support its scale.
The Role:
Newly created Controller position within a shared services build-out organized around capital partner relationships. This seat owns the close for one portfolio segment, oversees an Assistant Controller and Accounting Managers, and reports to accounting leadership during the current transition phase.
This is a build role, not a cleanup. The books are clean and the close process works. The mandate is to strengthen structure, build direct rapport with the capital partner, and establish a close blueprint other segments will follow.
What You'll Own:
- Own the full monthly close cycle for an assigned portfolio segment, including prepaid reviews, close-by-day-five execution, and variance analysis
- Build and refine the segment's closing checklist and resolve process gaps with the close team
- Serve as the primary accounting point of contact for the segment's institutional capital partner, presenting financials directly
- Establish a repeatable, well-documented close process that becomes the model for other portfolio segments
- Manage and develop an Assistant Controller and Accounting Managers
Profile:
- CPA required
- Has personally closed the books end to end, not just reviewed someone else's close
- Real estate or property portfolio accounting background: multifamily, assisted living, or hospitality
- Public accounting or audit foundation paired with a process improvement mindset
- Strong executive presence, comfortable presenting financials directly to institutional capital partners
- Property accounting system experience a plus, not required
