Estimator / Pre-Construction Coordinator

Job Summary

We are seeking a detail-oriented Estimator / Pre-Construction Coordinator to support the successful planning and execution of commercial construction projects. This role will be responsible for developing accurate cost estimates, preparing competitive bids, coordinating with subcontractors and suppliers, and supporting projects through the pre-construction process.

The ideal candidate will have strong commercial construction estimating experience, excellent blueprint-reading skills, and the ability to effectively communicate with clients, subcontractors, suppliers, and internal project teams.

Key Responsibilities

• Review construction drawings, blueprints, specifications, and technical documents to determine project scope, quantities, materials, and labor requirements.
• Prepare detailed estimates for labor, materials, equipment, subcontractor work, and other project costs.
• Develop competitive and accurate bids by analyzing project specifications, supplier pricing, subcontractor proposals, and historical cost data.
• Perform quantity takeoffs and identify potential cost risks, discrepancies, and scope gaps during the estimating process.
• Solicit and evaluate bids and pricing from subcontractors, vendors, and suppliers.
• Negotiate pricing and terms with subcontractors and suppliers to support competitive project bids.
• Develop and maintain project budgets and cost projections throughout the pre-construction phase.
• Review plans and specifications for inconsistencies, omissions, and potential constructability issues.
• Communicate with clients and project stakeholders regarding project scope, pricing, bid strategies, and estimates.
• Maintain accurate and organized records of estimates, bids, proposals, contracts, change orders, and related documentation.
• Utilize estimating and construction management software to prepare estimates, track information, and maintain project documentation.
• Assist project management and operations teams with the transition from pre-construction to construction.
• Provide cost analysis, estimating support, and risk assessments throughout the project planning process.
• Stay current with material pricing, subcontractor costs, labor rates, and construction market conditions.
  
  

Required Qualifications

• Proven experience as a Construction Estimator, Commercial Estimator, Pre-Construction Coordinator, or similar role within the commercial construction industry.
• Strong understanding of commercial construction processes, materials, labor, and project costs.
• Ability to read and interpret construction drawings, blueprints, specifications, and contract documents.
• Demonstrated experience performing quantity takeoffs and developing detailed project estimates.
• Strong knowledge of material pricing, subcontractor pricing, cost analysis, and budgeting.
• Experience preparing competitive bids and proposals for commercial construction projects.
• Strong communication and negotiation skills with clients, subcontractors, vendors, and suppliers.
• Excellent organizational and time-management skills with the ability to manage multiple estimates and deadlines simultaneously.
• Proficiency with Microsoft Office, particularly Excel, for preparing estimates, spreadsheets, and reports.
  
  

Software Experience

Experience with construction estimating and project management software is required. Experience with the following is highly desirable:

• Bluebeam
• HeavyBid
• Xactimate
• Procore
• Microsoft Excel
• Other construction estimating or takeoff platforms
  
  

Preferred Qualifications

• Commercial construction site experience.
• Experience coordinating the transition from estimating/pre-construction into active construction.
• Experience negotiating subcontractor and supplier pricing.
• Familiarity with construction contracts, change orders, and project documentation.
• Experience estimating large-scale or complex commercial construction projects.
