ESSENTIAL JOB FUNCTIONS:
- Leads and models safety as a core guiding principle.
- Manages project startup, including obtaining permits and licenses.
- Analyzes and scopes subcontractor and vendor bids.
- Manages and oversees the RFI process and tracking log.
- Manages and oversees the submittal process and tracking log.
- Leads the development, planning, and ongoing updates of the overall project schedule.
- Prioritizes and expedites material deliveries according to project schedule requirements.
- Co-leads subcontractor schedule coordination meetings with the superintendent.
- Manages subcontractor change orders and the subcontractor change order log.
- Manages owner change orders and the owner change order log.
- Creates accurate financial project projections.
- Partners with the Vice President to maximize project profitability and mitigate or resolve financial risks.
- Assists the superintendent with local Authority Having Jurisdiction (AHJ) inspection requirements.
- Manages the overall project closeout process.
- Prioritizes mentoring and training team members.
- Demonstrates adherence to Syndicate Design & Construction policies and processes while training new team members on company standards.
- Builds and maintains strong working relationships with the design team, subcontractors, consultants, inspectors, and internal stakeholders.
- Performs all other duties as assigned.
EDUCATION & EXPERIENCE:
- Degree in a construction-related program preferred, but not required with equivalent experience.
- Minimum of 10 years of construction experience in a similar project management role.
- Proven track record as a collaborative team player and effective leader.
PHYSICAL DEMANDS & WORK ENVIRONMENT:
- Frequently sits, stands, and walks throughout the workday.
- Regularly communicates with team members, clients, and trade partners.
- Frequently uses hands and fingers to handle tools, materials, and technology.
- Occasionally climbs, balances, stoops, kneels, crouches, or crawls.
- Occasionally lifts and/or moves up to 25 pounds.
- Requires close vision, distance vision, peripheral vision, and the ability to adjust focus.
- Works in an environment with moderate noise levels.
- Must be able to work in both indoor and outdoor environments, including seasonal heat and cold.
TRAVEL REQUIREMENTS:
- Travel may be required depending on project assignments.
