The Assistant Property Manager plays a crucial role in ensuring smooth property operations while maintaining a comprehensive understanding of the property's needs. This position involves administrative duties, customer service for residents and vendors, and assistance with leasing, financial management, and reporting. It is ideal for a motivated professional with experience in property management and strong communication skills. Previous experience in multifamily or residential property management is preferred.
Days & Hours:
- This position is fully in-person and requires flexibility.
- The standard schedule is Monday to Friday, 9:00 AM to 5:00 PM, with a commitment of at least 40 hours per week.
- Some evening or weekend hours may be required based on operational needs.
Pay Range:
- $21 - $25 (Hourly, non-exempt)
- Compensation is commensurate with experience, knowledge, and abilities.
Essential Responsibilities:
- Maintain accurate property records and databases.
- Prepare and summarize reports on market data, trends, and key metrics.
- Coordinate property schedules and calendars.
- Oversee day-to-day operations and coordinate tenant move-ins and move-outs.
- Manage the maintenance and work order processes.
- Document and manage communications from residents, vendors, and internal stakeholders.
- Conduct property inspections, identifying areas that need attention.
- Enforce building rules, regulations, and lease provisions.
- Foster positive relationships with vendors and tenants, resolving issues and responding to inquiries.
- Support budgeting, financial reporting, and forecasting processes.
- Assist with leasing activities.
- Ensure all property files are properly prepared and maintained.
- Review invoices, reconcile rents, and monitor expenditures.
- Analyze financial data and propose corrective actions as needed.
- Implement cost control measures.
- Assist with special projects and ad-hoc tasks.
Physical Requirements:
- Ability to lift and carry up to 25 pounds.
- Capability to stand, walk, and move around the property for extended periods.
- Ability to climb stairs and access various areas of the property.
- Visual acuity to inspect property and read documents.
