What are the responsibilities and job description for the Residential Remodeling & Painting Technician position at Swarty's, LLC?
Residential Remodeling & Painting Technician
Pay: $22–$28 per hour, based on demonstrated experience and ability
Overview
Swarty's, LLC is seeking an experienced Residential Remodeling & Painting Technician for hands-on residential painting, remodeling, repair, and seasonal property-service work in the Clear Lake/Mason City area.
This is not an entry-level helper or training position. We are looking for someone who already has professional hands-on experience and can independently complete routine painting and remodeling tasks after the scope and expectations have been established.
Painting will be a major part of this position. The right candidate should already be comfortable with normal painting production from start to finish, including surface preparation, masking and protection, brushing, cutting in, rolling, cleanup, and identifying touchups or quality issues without needing constant supervision.
Because our workload varies throughout the year, this is not a painting-only position. Other work may include drywall, demolition, trim and finish work, general residential repairs, remodeling projects, material handling, jobsite preparation, and seasonal snow removal.
We are looking for a producer, not another helper. The right person should be able to stay productive, recognize obvious next steps, maintain a reasonable production pace, and complete assigned work without requiring constant direction.
Responsibilities
- Perform interior and exterior residential painting
- Prepare surfaces through cleaning, scraping, sanding, patching, caulking, and priming as required
- Properly mask and protect floors, furniture, fixtures, landscaping, and finished surfaces
- Brush, cut in, and roll walls, ceilings, trim, doors, and other surfaces
- Inspect completed work for misses, touchups, coverage issues, runs, flashing, or other quality concerns
- Perform drywall hanging, patching, finishing, and repair as experience allows
- Assist with and independently perform appropriate remodeling and general repair tasks
- Perform demolition, site preparation, material handling, and jobsite cleanup
- Assist with trim, doors, flooring, fixtures, and other residential project work as needed
- Work independently on assigned tasks once the scope and expectations are established
- Help direct and work alongside a helper/laborer when assigned
- Maintain steady production throughout the workday without requiring repeated reminders to stay on task
- Anticipate normal next steps and communicate questions or problems before they cause delays
- Maintain clean, organized, and professional jobsites, particularly in occupied homes
- Handle tools, materials, and customer property carefully to prevent damage and unnecessary rework
- Participate in snow removal and other seasonal work as needed
- Arrive on time and ready to work scheduled shifts
- Accept feedback professionally and apply corrections consistently
Required Qualifications
- Professional hands-on experience in residential or commercial painting, remodeling, property maintenance, or a closely related trade
- Demonstrated painting experience is required
- Ability to independently perform routine painting preparation, cutting, brushing, rolling, and cleanup
- Ability to produce acceptable finished work without constant supervision or repeated correction
- Understanding of basic surface preparation, primers, coatings, and proper application methods
- Ability to maintain a reasonable production pace while protecting quality
- Experience with drywall, trim, carpentry, repairs, or other remodeling work is strongly preferred
- Ability to recognize obvious next steps and remain productive without waiting for continuous instruction
- Reliable transportation and dependable attendance
- Ability to work full physical days and perform lifting, carrying, ladder work, and other normal construction activities
- Comfortable working professionally in occupied residential properties
- Ability to work independently as well as alongside another employee
- Willingness to perform varied work rather than painting exclusively
- Willingness to participate in seasonal snow-removal operations
- Basic personal hand tools and familiarity with common power tools
Personal projects, occasional DIY painting, or simply helping someone else paint are not sufficient experience for this position.
What We're Looking For
We value reliability, production, workmanship, communication, and personal accountability.
We are not looking for someone who needs to be continually told what to do next. We want an employee who can be given a defined scope, understand the expected result, organize the work appropriately, maintain productive momentum, and communicate when something requires clarification.
Quality matters, but so does productive use of the workday. The successful candidate will understand that good craftsmanship means completing work correctly and efficiently—not rushing, cutting corners, or creating preventable rework.
For the right employee, this position offers the opportunity to take ownership of increasingly independent work and greater responsibility as demonstrated ability grows.
