Sustain Realty is looking for a well-qualified Property Maintenance Technician II. The successful candidate has at least 10 to 15 years of experience and a high working knowledge in the field of residential multi-family property maintenance.
Job Description: Maintenance Tech II
The Maintenance Technician II will report directly to the onsite Property Manager and off site Senior Management in support of maintenance work at RiverEdge Square (Spring City, PA), Limerick Ridge Square (Limerick, PA) as well as the greater Sustain Realty Portfolio in Delaware County as needed.
Experience:
- 10 to 15 years of experience and a high working knowledge in the field of residential multi-family property maintenance.
- Ability to direct vendors and other junior staff members if requested to oversee regularly scheduled maintenance and long term capital improvement projects.
- Self-starter with attention to detail and strong follow through; able to establish priorities and manage multiple tasks simultaneously with excellent problem-solving and decision-making abilities.
Responsibilities Include but are not limited to:
- Oversee assigned work orders from start to finish
- Oversee assigned make-ready units
- Working with Senior Management in managing all maintenance-related and capital improvement activities within the assigned properties.
- Initiating, performing & overseeing maintenance projects.
- Turnovers, general maintenance, repairs, grounds upkeep and overall upkeep of multi-family and commercial properties.
- On-call emergency services for nights and weekends on a rotating basis with other maintenance staff. Coverage will regularly consist of all properties within the region.
- Snow removal - light Shoveling and Salting as needed to support third party snow removal company.
- Maintain cleanliness and inventory of the main site or regional maintenance shop. Order and stock materials as needed for all daily and deferred maintenance projects.
- Highly Skilled and strong working knowledge of renovation type construction including carpentry, drywall repairs and painting, light framing, counter top installations, plumbing, electric, cabinet installation, tile work and door and window repair and installation, trim work required.
- Working knowledge of locks and hardware is a plus.
- Respond to tenant maintenance requests provided by the management team and make all necessary repairs in a polite and professional manner.
- Perform preventive maintenance around the properties as directed
- Plumbing / Drain cleaning / Toilet repairs and replacement / Sink repairs and replacement / Drain repairs and replacement / working knowledge of copper/PEX and PVC.
- Drywall Repairs/ Tile Installation / Cabinet Repairs/Painting
- Heating and HVAC/basic repair, servicing and knowledge of hydronic boilers/trouble shoot and review of HVAC, split systems and refrigerant.
- Electrical Work / trouble shooting/ Replacement of switches, outlets, lights and breakers/new electrical circuits and electrical repair to existing systems.
- Apartment Unit turn-overs as needed including drywall repairs, painting, hanging blinds, kitchen and bathroom upgrades.
Other Requirements:
- Physical requirements: Extensive mobility and excellent physical condition. Ability to lift 100 lbs. necessary for installation and removal of appliances. Ability to operate all necessary hand tools to make repairs. Ability to kneel, crouch, climb, crawl, etc. to reach items in need of repairs. Ability to drive to and from job sites. Tolerance to all extremes of hot and cold weather, as may be necessary
- Must have valid driver's license and a reliable vehicle
- Must have your own basic tools
- Must demonstrate ability to communicate well with tenants and Owners and provide exceptional customer service
- Must be able to clearly communicate both orally and in writing
- Able to use e-mail and web based property management software and communicate effectively with management. Prior use of electronic property management software systems a plus.
Education and Background:
- Must be a minimum 18 years of age
- High School degree or equivalent
- 10-15 years previous property maintenance experience
- Drug Free
- Criminal background screening will be conducted

Pay: $25.00 - $29.00 per hour
