Suntex Marinas is a high growth real-estate company investing exclusively in niche mixed-use marinas and their related operating platforms. Over the last 20 years, we have acquired, developed, and operated over 90 full-service marinas which include retail spaces, office buildings, resorts, hotels, and restaurants in the United States. POSITION PURPOSE
The Acquisition / Development Analyst provides capable, studied, and thorough support to the Acquisition / Development team and investment Committee, with specific emphasis on the preparation, maintenance, and organization of project documents, budgets, financial models, schedules, and reports for development projects and underwriting modeling for acquisition targets. As part of the Finance team, the Acquisition / Development Analyst has advanced Excel skills, an in-depth understanding of financial modeling including cash-on-cash returns, IRR analysis, capitalization rates, and discounted cash flow.
DUTIES AND RESPONSIBILITIES
- Build, maintain, and monitor financial models in Excel utilizing property financial statements, budgets, leases, expense information, and market assumptions
- Communicate with sellers, brokers, and third-party vendors to validate diligence materials
- Support the underwriting, analysis, and execution of real estate acquisitions
- Prepare and compile due diligence materials, budgets, financial models, and schedules
- Identify strengths and weaknesses of proposed transactions
- Produce project acquisition proposals and materials necessary for presentations related thereto
- Help coordinate transaction closings
- Maintain and update due diligence checklists for transactions
- Carry out market research
- Create, monitor, track, and interpret project data including contracts, schedules, budgets, and cashflows on an ongoing basis
- Assist in other special projects and assignments as they may arise from time to time

EDUCATION AND EXPERIENCE
- Bachelor’s degree in finance or related field required, MBA desired, but not required
- Preferred two (2) or more years’ experience in an applicable field
- Strong ability to assess, underwrite, and value real estate investments
- Must have advanced Microsoft Excel capabilities as well as strong analytical and financial modeling skills
- Must be detail-oriented with a commitment to a high-quality work product
- Must demonstrate proficiency in the use of Microsoft Office products to include Outlook & Excel
- Ability to think independently and present viewpoints in a thoughtful and professional manner
- Must have strong organizational skills with a proven ability to perform tasks and achieve results independently and as part of a team, consistently meeting deadlines and prioritizing multiple assignments effectively in a dynamic work environment
- Strong ability to present information in both oral and written form in a clean and concise manner
- Must have well-developed interpersonal and communication skills
- Must have a passion for the field of real estate acquisition and development in a fast-paced, multi-tasking and multi-unit environment
