Sunny View Care Center is looking for a full-time Maintenance Director to complete all facility maintenance. This is an hourly position scheduled for 40 hours per week.

General Job Summary
Responsible for the maintenance of the building, grounds, and equipment. Coordinates these activities with the other departments to insure safe and efficient operation. Attends supervisory meetings and staff meetings to ascertain facility policies, assists in their development, and if authorized, interprets these policies to department staff. May be involved with planning and making recommendations as to the development of the physical facilities. May submit bids and recommendations to the administrator, basing recommendations on economy and feasibility of bids. May approve orders for supplies and equipment as authorized by the administrator. Establishes and is involved in the preventative maintenance program; expedites operations and repairs. Periodically, inspects the building and utility system to determine need of alterations and repair. Accompanies appropriate State and local authorities inspecting the building and utility systems. May direct safety, fire control and civil-defense programs and participate in infection control programming.
Qualifications
Education: Prefer a high school diploma (or GED).

Requirements: All staff is required to complete annual 12 hour in-service training program. Failure to complete the 12 hour in-service training program will be grounds for termination.
Work
Experience: Experience in high-pressure boilers, carpentry, woodworking, electricity, and plumbing. Ability to read, write and follow written and/or verbal instructions.

Duties and Responsibilities**
The following duties are essential for the Maintenance position:
- Floors: Maintain carpet cleaning schedule monthly. Work closely with Environmental Services to ensure carpet in residential areas is cleaned routinely. Spot clean any areas necessary on a daily basis.
- Laundry: Check washer, dryer and extractor for proper operation. Clean lint cage as needed. Oiling motor bearing, automatic butterfly top of washer, exposed gears and bearings. Keep all areas free of lint accumulation.
- Dietary: Maintain refrigerator and freezer. Ensure plumbing in kitchen area is working properly. Spigots checked for replacement of washers or handles, etc. Check all electrical equipment for proper grounding. Maintain records of hood cleaning. Repair any equipment.Replace bulbs in fixtures. Maintain records of cleaning of grease trap.
- Boiler Room: Proper care of all equipment, i.e., motors, compressors and condensers. Maintain proper temperature, pressure, etc., as indicated on gauges as correct. Maintain hot water as indicated for use. Maintain boilers in proper operating condition. Lubricate all motors, compressors, pumps and related belts, filter, vents and damper operations.
- Shop Area: Maintain clean and neat at all times. Storage areas as well as garage should be maintained in a clean and organized fashion.
- Exterior: Maintain rainspouts and drains, maintain exterior doors, clean patio and walls, clean debris and paper. Ensure external contractors complete work as scheduled such as lawn mowing and snow removal.
- Miscellaneous Equipment: Repair wheelchairs and geri-chairs. Clean and oil wheels, rollers, and casters on all equipment. Ensure beds and all patient equipment are in good repair.

Physical Activity Requirements
Lift Requirements
Maintenance Supervisor will be called upon to frequently lift items weighing from 10 to 140lbs. Maintenance Supervisor will constantly be called upon to lift equipment and supplies weighing up to 50lbs.
Carrying Requirements
Maintenance Supervisor will frequently be required to carry objects including TVs, boxes and equipment up to 150lbs.
Sight Requirements
Adequate to perform the duties of the position.
Hearing Requirements
Adequate to perform the duties of the position.
Socialization Requirements
Maintenance Supervisor are required to work with all other persons in the department and the ability to get along with others and to socialize with others in the department is essential. In addition, the Maintenance Supervisor is responsible. Good communication and socialization skills are essential.
Other Physical Considerations
Maintenance Supervisor will occasionally be called upon to perform twisting, bending, crawling, squatting, kneeling and crouching duties. Physical Examination and Tuberculosis test required and must pass with good health record. Must wear appropriate uniform and be neat and clean in appearance.
