Regional Property Manager
Reports To: Director of Property Management
FLSA Status: Salary Exempt
Summary: The Regional Property Manager is responsible for overseeing the property operations of an
assigned set of communities and ensuring communities are run in an organized and efficient manner in order
to meet company standards.
DUTIES AND RESPONSIBILITIES:
• Manages regional business processes, including leasing, resident relations, marketing, maintenance,
budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and
team development.
• Ensures that the portfolio and individual communities meet the established operational, financial,
and business performance goals by inspecting properties, reviewing financial, market, operational
reports, and developing and implementing appropriate action plans to achieve results.
• Reviews, analyzes, and interprets market data to identify emerging trends that may impact the
performance of the region, and works with the District Property Managers and others to develop
and implement market plans that drive occupancy and revenue growth.
• Ensures that all budgeted capital improvements are on time, on budget, and at a high level of quality.
• Promotes owner satisfaction and retention through timely reporting and ongoing communication
about the performance of the properties and responds quickly and with urgency to client/owner
concerns, questions, issues, and requests.
• Ensures the appearance and physical aspects of the properties meet the Company and owners established standards through routine site and safety inspections and communicates concerns and
requests for capital as needed to provide for the physical upkeep of each property.
• Continually evaluates rent and establishes/implements increases at lease renewal and as
appropriate.
• Hires, evaluates, trains, and terminates employees according to the company policies and applicable
laws, with assistance from management and/or the Human Resource department.
• Performs other related duties as assigned by management.
SUPERVISORY RESPONSIBILITIES:
• Directly supervises District Property Manager and indirectly supervises Property Managers within
assigned region.
• Carries out supervisory responsibilities in accordance with the organization's policies and applicable
laws.
• Holds Direct Reports accountable to adherence to all policies and procedures.
• Responsibilities include interviewing, hiring, and training employees; planning, assigning, and
directing work; appraising performance; rewarding and disciplining employees; addressing
complaints and resolving problems.

QUALIFICATIONS:

School Equivalence Certificate) required, 3-5 years of Property Management experience preferred;
or equivalent combination of education and experience.
• Language Skills – Ability to respond to common inquiries or complaints from tenants or members of
the business community. Ability to effectively present information to management. Ability to
interact clearly and effectively, in both written and oral communication, with supervisor, tenants,
staff, vendors, etc.
• Mathematical Skills – Ability to apply concepts such as fractions, percentages, ratios, and
proportions to practical situations.
• Computer Skills – To perform this job successfully, an individual should be proficient in personal
computer skills including electronic mail, record keeping, routine database activity, spreadsheets,
etc. This role requires an average knowledge of Microsoft Office, Payroll Systems, and Property
Management software.

PHYSICAL DEMANDS:
While performing the duties of this Job, the employee is regularly required to travel to and from property
sites up to 75 percent of the time. The employee is required to be in a stationary position up to 50 percent
to perform work on the computer and operate other office productivity machinery, such as a calculator,
copy machine, fax machine, and computer printer. The employee must be able to exchange accurate
information with tenants and others in the office while interacting. The employee must occasionally lift
and/or move up to 25 pounds. The individual must be capable of reviewing their work for errors and make
adjustments as necessary.
WORK ENVIRONMENT:
While performing the duties of this Job, the individual is occasionally exposed to moving mechanical parts.
The noise level in the work environment is usually low to moderate. The individual frequently works in a
controlled climate.
