Position Summary

The Maintenance Director is responsible for maintaining a safe, clean, and comfortable environment for residents, staff, and visitors. This role performs routine maintenance, preventative maintenance, and repairs to the building, equipment, and grounds to ensure the assisted living community operates efficiently and remains in compliance with safety and regulatory standards.

Essential Duties and Responsibilities

Perform routine maintenance and repairs on buildings, apartments, and common areas.

Complete work orders in a timely and professional manner.

Conduct preventative maintenance on mechanical, electrical, and plumbing systems.

Repair or replace lighting, plumbing fixtures, appliances, doors, locks, and flooring as needed.

Maintain HVAC systems and coordinate service when necessary.

Ensure emergency systems (fire alarms, extinguishers, exit lights, generators) are functional and inspected regularly.

Maintain grounds including basic landscaping, pressure washing, and exterior upkeep.

Assist with apartment turns, including painting, minor carpentry, and repairs for new move-ins.

Respond promptly to maintenance emergencies.

Ensure compliance with all local, state, and federal safety regulations.

Maintain maintenance logs, inspection reports, and documentation.

Assist with vendor coordination and supervise outside contractors when needed.

Support a safe environment by identifying hazards and correcting them promptly.

Maintain a positive and respectful attitude with residents, families, and staff.

Qualifications

High school diploma or GED required.

2 years of maintenance experience preferred, ideally in healthcare, senior living, or hospitality.

Basic knowledge of HVAC, plumbing, electrical, carpentry, and general building maintenance.

Ability to use hand and power tools safely.

Strong troubleshooting and problem-solving skills.

Ability to work independently and prioritize tasks.

Strong customer service skills when interacting with residents

Physical Requirements

Ability to lift up to 50 pounds.

Ability to bend, climb ladders, kneel, and stand for extended periods.

Ability to work indoors and outdoors in varying weather conditions

Work Environment

This position works throughout the community including resident apartments, common areas, mechanical rooms, and outdoor grounds.

Additional Responsibilities

Participate in emergency preparedness procedures.

May be required to be on-call for after-hours maintenance emergencies.
