Suncoast Custom Pools is seeking a highly motivated Pre-Construction Manager to oversee all activities between contract signing and construction commencement. This position plays a critical role in delivering an exceptional client experience while ensuring projects are fully prepared, approved, procured, and ready for construction.
The ideal candidate is organized, proactive, detail-oriented, and capable of managing multiple projects simultaneously while serving as the central point of communication between homeowners, vendors, municipalities, HOAs, and our construction team.
Key Responsibilities:
Client Management-
- Serve as the primary point of contact for clients throughout the pre-construction process.
- Guide homeowners through material selections, permitting requirements, HOA approvals, and project scheduling.
- Provide regular updates and maintain a high level of customer satisfaction.
- Manage client expectations regarding timelines and project milestones.
Permitting & Compliance-
- Prepare, submit, and track permit applications.
- Coordinate with municipalities to resolve plan review comments and obtain permit approvals.
- Ensure all required documentation is complete and accurate.
- Maintain compliance with local building regulations and permitting requirements.
HOA & Architectural Review Coordination-
- Prepare and submit HOA applications and supporting documentation.
- Coordinate directly with homeowners and associations to secure approvals.
- Track approval timelines and proactively address issues that could delay project commencement.
Procurement & Vendor Coordination-
- Order project materials and equipment in accordance with construction schedules.
- Coordinate surveys, engineering, soil testing, and other pre-construction requirements.
- Manage vendor and subcontractor scheduling to ensure projects are construction-ready.
- Monitor lead times and identify potential supply chain issues before they impact schedules.
Project Readiness-
- Maintain and track all pre-construction milestones.
- Conduct project readiness reviews prior to scheduling excavation.
- Coordinate handoff meetings with construction and field operations teams.
- Ensure every project is fully prepared before construction begins.
Administrative & Operational Support-
- Maintain accurate project records and documentation.
- Update CRM and project management systems.
- Generate reports related to permitting, approvals, project status, and scheduling.
- Assist leadership with process improvement initiatives designed to improve efficiency and client experience.
Qualifications:
- Pool Construction, General Construction, project management, permitting, or residential building experience preferred.
- Exceptional organizational and communication skills.
- Ability to manage multiple projects and deadlines simultaneously.
- Strong problem-solving and customer service abilities.
- Proficiency with Microsoft Office and construction management software.
- Self-motivated with a strong sense of ownership and accountability.

Salary : $60,000 - $80,000
