The Mortgage Product & Operations Manager is responsible for supporting the design, performance, compliance, and operational execution of the credit union's residential mortgage products. This role bridges product strategy and day-to-day mortgage operations, ensuring competitive offerings, regulatory compliance, operational efficiency, and strong member experience.
The position works closely with underwriting, processing, secondary market, compliance, and vendor partners to optimize product performance and streamline workflows.

JOB SPECIFIC DUTIES
- Oversee development, performance, and lifecycle management of first mortgage products, including pricing, competitiveness, and portfolio performance.
- Analyze key metrics (pull-through, fallout, margin, prepayment, delinquency) and recommend product and pricing enhancements aligned with market trends and member needs.
- Serve as subject matter expert for mortgage products and manage partnerships such as MY CU HOME and First Heritage Financial.
- Maintain product guidelines, matrices, procedures, and internal reference materials; ensure alignment with regulatory requirements (TRID, RESPA, TILA, HMDA).
- Partner with Operations, Underwriting, Compliance, and vendors to ensure clear guidelines, efficient workflows, and successful implementation of new products, system updates, and regulatory changes.
- Identify process inefficiencies and lead workflow improvements to enhance operational effectiveness and turnaround times.
- Support end-to-end mortgage operations, including member inquiries, documentation collection, funding processes, quality control, and post-closing audits.
- Assist with audits, regulatory reporting, and compliance reviews; ensure adherence to federal regulations and internal policies.
- Coordinate training, marketing initiatives, and internal communications to support mortgage production and staff involvement.
- Contribute to strategic planning, budgeting, vendor management, and mortgage review processes to support organizational goals.
- Prepare reports for management and regulators; resolve escalated member and staff issues as needed.
- Performs other related duties as assigned.
TRAINING AND DEVELOPMENT EXPECTATIONS
- Complete required training and pursue ongoing professional development, including cross-functional learning opportunities.
- Maintain compliance with all federal and state regulations, including Bank Secrecy Act (BSA) requirements appropriate to role responsibilities.
- Participate in community involvement and outreach initiatives.
PHYSICAL REQUIREMENTS
Work is of a generally sedentary nature with limited need to lift or otherwise move objects (10 lbs or under). Must be able to sit for extended periods of time. Requires manual dexterity and visual ability to work at a computer terminal, utilize keyboard, telephone and other standard office equipment. Must also be able to deliver and receive verbal communication.
SKILLS AND/OR QUALIFICATIONS
- Bachelor's degree in Finance, Business Administration, or related field preferred
- 3–7 years of mortgage lending experience
- Experience in product development, underwriting, or processing preferred; credit union experience strongly preferred
- Strong analytical, problem-solving, communication, and computer skills
