What are the responsibilities and job description for the AR Manager position at Summit Properties USA?
Accounts Receivable Manager | Commercial Real Estate
The Accounts Receivable Manager is responsible for overseeing and driving the full cycle of receivables across the company's portfolio. The role ensures timely collection of rent, CAM charges, percentage rent, and all other tenant obligations, while maintaining strong professional relationships with permanent and national tenants, as well as smaller tenants. The AR Manager also serves as the primary point of contact for legal counsel and external collection agencies, and is accountable for presenting clear, actionable AR status reports to senior management.
This is a senior, high-visibility role sitting at the intersection of finance, tenant relations, and leadership.
Key Responsibilities:
- End-to-end AR cycle across all 26 properties – base rent, CAM charges, percentage rent, and all tenant billings
- Aging reports: monitor, chase, and resolve delinquencies across a large, active portfolio
- Direct relationships with permanent and national tenants – you are their go-to for billing questions, disputes, and payment plans
- Coordination with internal counsels and external attorneys on demand letters, lease defaults, and litigation
- Management of third-party debt collection agencies – referrals, tracking, and recovery outcomes
- Month-end and year-end AR close, reconciliations, accruals, and provisions
- Regular AR status presentations to the senior leadership – clear, data-driven, and actionable
- Building and improving AR policies, workflows, and internal controls across the portfolio
What we're looking for:
- 2–5 years in accounts receivable, with at least 2 in commercial real estate or multi-site property management
- Bachelor’s degree in Accounting, Finance, or a related field.
- Hands-on experience with large tenant portfolios – you know how CAM reconciliations, lease billing, and percentage rent work
- Proven track record managing legal escalations and third-party collections
- Proficiency in Financial software
- Proficient Excel skills – you are comfortable building aging summaries and AR dashboards
- A communicator who can present to executives as confidently as they negotiate with tenants
- Detail-oriented, persistent, and calm under pressure
Work Environment & Schedule
- Full-time, fully on-site position in New York, NY.
