Overall Responsibility:
Follow all safety requirements and preventive measures to ensure the proper function of the facility.
Key Areas of Responsibility:
The following is a list of common preventive measures, but is not limited to the measures listed because of the variance of actions taken at any given time:
- Replace all non-functioning equipment within mechanical limits in accordance with Rochdale Village Management’s standards.
- Search for potential problems which may exist on a day-to-day basis such as leaks, smoke, flood, and electrical problems, and/or any problems which may need further investigation.
- Respond to emergency calls concerning cooperative units or public areas via radio and/or tickets in a timely, courteous fashion.
- Visually inspect and report any hazards which may need management attention concerning cooperative units or public areas.
- Report any potential problems in or around the complex which may need outside capabilities to your Supervisor.

A. Electrical – duties entail ability to handle any problems with apartments or building envelop
B. Preventive Maintenance
a) Installation and/or replacement of electrical roof fans and belts
b) Check pump rooms, tank rooms and compactor rooms
C. Plumbing – Ability to change shower bodies or any other major plumbing where that does not require an outside contractor.
D. Stove/Refrigeration – Servicing of any Rochdale appliance.
E. Painting/Plasterer – Handle any such work not requiring an outside contractor.
Skills and Attributes:
- Minimum Five (5) years’ experience in maintenance/repair in High Rise Complex
- Knowledge in building HVAC System
- FDNY Sprinkler & Standpipe System
- Electrical System which includes:
a. Lighting repair
b. Motor repair
c. Sump Pump repair
d. Roof Fan repair
- Plumbing installation
a. Installation of faucets
b. Installation of toilets, face basin, kitchen sinks/countertop
- Highly motivated self-starter/people person
- Good problem solving ability
- Skilled in Power tools
- Carpentry, Painting & Plastering
Job Type: Part-time
Pay: $17.00 - $18.50 per hour
Expected hours: No more than 20 per week
Work Location: In person
Salary : $17 - $19
