What are the responsibilities and job description for the Maintenance Supervisor position at SUHRCO Residential Properties, LLC?
We are currently seeking a Maintenance Supervisor at a 91 unit Garden Style Apartment Community in Bothell, WA. Full Time Monday- Friday .
Responsibilities include, but are not limited to:
- Provide leadership and direction to the maintenance team, ensuring all work orders, repairs, and preventive maintenance tasks are completed promptly and to standard.
- Maintain a positive and professional relationship with residents, vendors, and fellow associates to ensure exceptional customer service.
- Perform and oversee general maintenance tasks, including plumbing, electrical, HVAC, appliance repair, and carpentry.
- Manage apartment turnovers, ensuring units are repaired, painted, and move-in ready on schedule.
- Inspect buildings, systems, and equipment monthly to identify maintenance needs and ensure compliance with safety standards.
- Coordinate and schedule vendor work, obtain bids, and monitor project progress for quality assurance.
- Maintain accurate inventory of supplies and equipment, and order materials as needed within budget guidelines.
- Enforce safety procedures and ensure all maintenance activities comply with company policies and local regulations.
- Assist in developing and maintaining preventive maintenance programs to reduce long-term repair costs.
- Provide training and mentorship to maintenance staff to ensure efficiency, safety, and professional growth.
Qualifications:
- Minimum 2–3 years of experience in apartment or multifamily maintenance, including supervisory or lead technician experience.
- Proven ability to troubleshoot and repair plumbing, electrical, HVAC, and appliance issues.
- Strong leadership, organization, and communication skills.
- Excellent attention to detail and commitment to resident satisfaction.
- Experience with vendor coordination, project oversight, and budgeting preferred.
- High school diploma or equivalent required; trade school, certifications, or military training highly desirable.
- Must possess a valid driver’s license and reliable transportation.
Pay : $33-35.00 DOE per hour with quarterly bonuses
