Project description:
New construction of a 49,900 square foot, (5) story, affordable apartment building, 4 levels of wood frame over 1 level of steel podium. Occupancy consists of (11) one bed room, (22) two bedroom and (8) three bedroom units, total (41) units. This project is designed to achieve LEED Silver and Passive House certification. Amenities include fitness center, bicycle storage, work/classroom space, roof deck and (12) on site parking spaces. Construction challenges include, zero lot line, corner lot with heavy traffic congestion on Blue Hill Ave. Significant quantity of ledge removal (blasting) is required. This will be an all-electric building, including heating & cooling system which will utilize high efficiency rooftop air source heat pump water heaters. Solar panels on the roof and PV siding panels will offset the buildings electrical demand.
