Development Project Manager

ABOUT US
Strobel Development acquires, develops, and repositions hotels, motels, and alternative lodging in outdoor-focused, drive-to destinations. Our projects sit in the places people actually want to go — Lake Tahoe, the Yosemite gateway, the Russian River, and beyond — and include the Basecamp Hotels portfolio, Pepper Tree Inn in Tahoe City, Nick's Cove on Tomales Bay, and Highlands Resort in Guerneville.
We are small and we move fast. There is no development committee. Decisions get made in days, and the person who raised the issue is usually the person who fixes it.
THE ROLE
This job exists because the founder cannot be in two places at once. You will be the owner's representative on the ground in the Sierra — the person who walks the site, reads the schedule, catches the problem while it is still cheap, and reports back straight.
You will own project delivery end to end: preconstruction and budgeting, construction oversight, FF&E and OS&E procurement, freight and warehousing, install, punch, and opening. Roughly 75% of your project load is in the Lake Tahoe basin and 25% is in the Yosemite area. About half the work is genuinely remote; the other half is on site, in trailers, and in county planning offices.
WHAT YOU'LL BE WORKING ON
- Hotel and motel renovations across Lake Tahoe — guestrooms, public space, F&B, and full repositionings, including active work at Pepper Tree Inn
- Park Model RV park development — site planning, utilities, pads and hookups, amenity buildings, and unit procurement and setting
- Lodging projects in the Yosemite gateway, including cabin and resort upgrades
- Employee housing and other small, fast, high-leverage projects
- FF&E and OS&E delivery — spec review, purchasing agent coordination, freight scheduling, warehousing, install crews, and punch
WHAT YOU'LL OWN
- Preconstruction and feasibility
- Build and maintain the development budget and the project schedule, and defend both
- Assemble scopes of work and run the RFP and bid process for GCs, subs, and consultants
- Coordinate architects, MEP, civil, life safety, interior designers, and purchasing agents
- Support permitting and entitlements with county planning, building, and fire districts
- Produce cost estimates for prospective acquisitions and feed real numbers back into underwriting
- Construction
- Run the owner-architect-contractor meeting, set the agenda, and track every open decision to closure
- Review and approve pay applications, change orders, and RFIs; keep the contingency honest
- Walk the site regularly, verify progress against the schedule, and escalate early
- Manage inspections, sign-offs, TCO, and closeout
- FF&E, OS&E, and install
- Track the FF&E budget and buyout against the design intent
- Coordinate the purchasing agent, vendors, freight, warehousing, and delivery sequencing
- Run model room review and feed comments back to design
- Manage the install crew, punch the rooms, and hand a finished product to operations
- Own OS&E — the thousand small items that decide whether an opening feels finished
- Reporting
- Publish a weekly written project update: schedule, budget, decisions needed, risks
- Maintain project accounting alongside the bookkeeper and keep draws moving with the lender
- Build the cost history so the next project gets estimated better than the last one
WHAT WE'RE LOOKING FOR
- 5 years managing construction, renovation, or real estate development projects. Hospitality experience strongly preferred.
- You have personally taken at least one project through FF&E and OS&E procurement and installation, not just through construction.
- You can read drawings and specs, and you can hold a general contractor accountable on a jobsite without it becoming a fight.
- Strong budget modeling in Google Sheets or Excel; working fluency in Smartsheet, MS Project, or P6.
- Excellent written communication. Much of this job is a clear weekly update that saves the founder a phone call.
- You are comfortable being the only person from our side in the room, and you tell us bad news early.
- Valid driver's license and a reliable vehicle. You are willing to drive mountain roads in winter conditions.
- Based in — or willing to relocate to — Sacramento, the Bay Area, Stockton, or the Tahoe/Yosemite corridor.
Nice to have
- Degree in construction management, architecture, engineering, or real estate
- Experience with California jurisdictions: Placer County, El Dorado County, TRPA, North Tahoe Fire, Mariposa or Tuolumne County
- Familiarity with park model RV, modular, or manufactured lodging
- Bluebeam, SketchUp, or AutoCAD
- Exposure to underwriting, pro formas, or asset management
HOW THE SCHEDULE ACTUALLY WORKS
Expect roughly eight to twelve days a month on site, usually in two- or three-day blocks rather than day trips, concentrated during active construction and install. The rest of the month you work from wherever you are based. Lodging at our properties is covered when you are on site, and travel is reimbursed. During an install or an opening, the weeks get heavy — that is the trade, and we would rather you knew it now.
