Position Overview
We are seeking a Senior Acquisitions Associate to help sourcing, underwriting, and execution of retail real estate acquisitions nationwide.
This is a senior role with meaningful responsibility across the full acquisition lifecycle, including deal sourcing, broker engagement, financial analysis, due diligence, and transaction execution.
About the Firm
We are a national retail real estate investment firm focused exclusively on value-add strip center acquisitions across the United States. Since inception, the firm has completed 45 retail acquisitions nationwide and continues to actively deploy capital.
The firm is led by Don Tepman, Managing Partner, who also runs the "StripMallGuy" brand. The firm maintains deep relationships within the national retail brokerage community and is recognized as a leading buyer of unanchored and selectively anchored strip centers.
Responsibilities
- Source retail acquisition opportunities through ongoing broker outreach and proprietary relationships
- Maintain frequent, direct communication with retail investment sales brokers across multiple markets
- Underwrite and analyze retail strip-center acquisitions, including cash flow modeling and valuation
- Prepare internal investment memoranda and deal summaries
- Assist with negotiation, purchase agreements, due diligence, financing coordination, and closings
- Travel as needed for property tours, broker meetings, and industry conferences (including ICSC)
- Work closely with the Managing Partner on deal strategy, pricing, and execution
Qualifications
- 3–5 years of experience in retail real estate acquisitions, investments, or principal-side underwriting
- Prior experience underwriting and closing retail real estate transactions
- Strong understanding of strip center fundamentals, tenant mix, lease structures, and operating expenses
- Established relationships within the retail brokerage community
- Strong financial modeling and analytical skills
- Ability to operate effectively in a fast-paced, transaction-oriented environment
Compensation & Benefits
- Base Salary: $175,000 Bonus ($300k target total comp first year)
- Bonus: Performance-based, tied to transaction execution
- Target First-Year Total Compensation: $300,000 minimum
