Essential Responsibilities
- Reading & Interpreting Plans: Must be proficient in reading and interpreting plans...A MUST!
- Building Codes/ADA: Must have experience of LA Building Codes and ADA Requirements.
- Estimating: Must have experience estimating and creating a schedule of values.
- Take Offs: Perform take-offs per plan and onsite.
- Schedule of Values (SOV): Must have extensive experience creating and updating an SOV for the duration of the project.
- Bid Leveling: Qualify subcontractor’s proposals to ensure they are equal in scope and that they all have the same exclusions, manpower, and time of completion.
- Value Engineering: Experience value-engineering scope to reach client's budget.
- Negotiations: Among suppliers, vendors, and subcontractors for best pricing.
- Compliance: Work with Risk Mgmt., to ensure all vendors are insured and active prior to awarding contracts and scheduling them.
- Trade Buyouts: Create and track Subcontractor Contracts with SOW, QTYs, SF/LF, Lead-Times, Schedule, and Costs, see (Subcontractor Contract Template).
- RFP’s: Create Request-for-Proposals per plan provided, track, and follow up with to meet requested deadlines, see (RFP System).
- Document Control: Create, Update, File, and Track construction documents accurately and in an organized manner among project leaders and all internal personnel.
- Subcontractor Coordination: Schedule and coordinate subcontractors per project schedule to ensure project is on schedule.
- RFI Mgmt.: Create, File, Track, and Follow Up per company standards, see (RFI System).
- Submittals & Transmittals: Create, File, Track, and Follow Up per company standards, see (RFI System) and (Submittal System).
- PCO Mgmt.: Create, File, and Track PCOs and COs per company systems, see (Potential Change Order System).
- Change Orders: Create, File, and Track PCOs and COs per company systems (Change Order System).
- CO Pricing: Research best pricing to ensure company profit margins are met, per company standards, see (CO Pricing System).
- Blueprint Changes: Track changes in plans by working adding to the uploaded latest set in Procore.
- Communication: Document all correspondences by phone, text, and in person between project leaders, subcontractors, vendors, and internal personnel.
- OAC Meeting Mgmt.: Track and document meeting minutes to air on the side of the company’s best interest.
- Budget Reconciliation: Conduct Internal Budget Adjustments, to optimize fund allocation and commitment satisfaction.
- Purchase Orders: Create, Order, and Track material orders per project as needed, see (Purchase Order System).
- Cost Coding: Allocate cost-codes to subcontractor's invoices and purchase orders for the company to perform Job-Costs to determine profit margins, see (Cost Code System).
- Inventory: Receive shipments and take inventory accurately.
- Quality Control: Perform site walks to verify company quality standards are met.
- Safety: Perform site walks to ensure weekly Safety Meetings are being held and the sites are clean to company standards, see (Safety & Cleaning System).
- Permit Expediting: Submit and track status of permits as required.
- Close Outs: Create close out manuals using all submittals, RFIs, and all required info from the client.
