Managed by Stratum, we are seeking an Assistant Manager II to join our team. As the right-hand to the Property Manager, the Assistant Manager II plays a key role in driving operational success, supporting team members, and delivering top-tier resident service. Position: Assistant Manager II
Location: Northplace Apartment Homes, 5115 Countryside St NE, Salem, OR 97305
Schedule: Full-time, 40 hrs/wk, Tuesday through Saturday, 9:00 AM – 6:00 PM, with a 60-minute lunch
Classification: Non-exempt position, eligible for overtime pay
Pay Range: $22.00 – $26.00 per hour.

Assistant Manager II Key Responsibilities
Property Tours & Leasing Support: Provide tours of the property, showcase amenities, and support leasing efforts to maintain occupancy goals.
Financial Management: Work within the approved annual budget to ensure financial objectives are met.
Resident Relations: Foster a welcoming and supportive environment through community events and prompt resolution of resident concerns.
Property Knowledge: Understand and communicate the unique features of each floor plan and amenity to prospective residents.
Administrative Tasks: Manage leasing documentation including applications, move-ins, renewals, and resident files.
Rent Collection: Accurately record and deposit rental payments; manage delinquent accounts and follow up on outstanding balances.
Maintenance Coordination: Collaborate with the maintenance team to ensure timely completion of service requests and curb appeal.
Team Leadership: Step in for the Property Manager as needed, delegating tasks and supporting the onsite team.

- Eligible for monthly bonuses through Stratum’s Stabilized Incentive Bonus Plan, based on leasing performance, renewals, and resident engagement.
- This position includes the opportunity to live onsite with a 25% rental discount. Water, sewer, garbage, internet, and parking are included.

- High school diploma or equivalent is required
- Six (6) months of previous property management experience is preferred
- Six (6) months to one (1) year of supervisory experience is required
- Strong marketing and customer service skills
- Excellent verbal and written communication
- Proficient with Microsoft Office 365 and basic leasing software tools (Yardi experience is a plus)
- Ability to work professionally with diverse residents and team members
