Leasing Manager / Property Manager — Part-Time
Pay: $20.00–$25.00 per hour leasing bonuses
Location: Binghamton, NY / Southern Tier
Schedule: Part-time, approximately 6–15 hours per week
Job Summary
We are seeking an experienced Leasing Manager / Property Manager to support a growing portfolio of multifamily properties in the Binghamton area.
Leasing is a major focus of this position. The right candidate will be comfortable marketing available apartments, responding quickly to prospective tenants, conducting showings, following up with leads, screening applicants, and moving qualified prospects through the leasing process.
In addition to leasing, this person will serve as the local point of contact for our properties and tenants and assist ownership with day-to-day property management.
This is a flexible, self-directed position, but applicants must be local to the Binghamton/Southern Tier area and able to regularly travel to our properties for showings, inspections, and tenant needs.
What You'll Do
- Market and lease vacant apartments, including taking photos, writing listings, and posting units across rental platforms
- Respond promptly to prospective tenants and actively follow up with leads
- Schedule and conduct apartment showings
- Screen prospective tenants and process rental applications
- Manage the leasing pipeline from initial inquiry through lease signing and move-in
- Perform move-in, move-out, and periodic property/unit inspections with photos and documentation
- Serve as a local point of contact for existing tenants
- Coordinate maintenance requests with maintenance staff and outside contractors and follow up to confirm completion
- Assist with tenant accounts, rent collection, and ledger reconciliation
- Manage tenant communications, documents, and online property management portals
- Identify property issues and communicate them promptly to ownership
- Participate in a weekly call with ownership to review vacancies, leasing activity, property conditions, and open items
Required Qualifications
- Prior experience in residential leasing and/or property management is required
- Demonstrated ability to market apartments, conduct showings, communicate with prospects, and successfully lease vacant units
- Must live in or near the Binghamton/Southern Tier area and be able to commute between properties
- Valid driver's license and reliable vehicle
- Strong communication and follow-up skills
- Professional, dependable, and punctual when meeting tenants and prospective tenants
- Comfortable working independently and managing your own schedule
- Comfortable using online rental listing platforms and property management software
- Basic understanding of tenant ledgers, rent payments, and property-level accounting
- Comfortable taking quality property photos and creating professional rental listings
Compensation & Schedule
- $20–$25/hour, depending on experience
- Additional bonus compensation for each lease signed
- Approximately 6–15 hours per week, depending on leasing activity and property needs
- Flexible schedule with significant independence
- Some evening or weekend availability may occasionally be necessary to accommodate prospective tenants
Ideal Candidate
This position is best suited for someone who already understands the local rental market and enjoys the leasing side of property management. You should be comfortable taking ownership of vacancies, following up consistently with prospects, and working independently to get units leased.
Applicants without prior leasing or property management experience will not be considered.
Pay: $22.50 - $28.00 per hour
