Position Summary:
The GC Project Manager - Special Projects is responsible for managing smaller construction projects, task orders, and client-directed work from scope development through closeout in private, state, and federal environments. This role may lead projects independently or contribute to team-based delivery while coordinating with clients, internal departments, subcontractors, vendors, self-perform crews, and assigned support personnel. As the Special Projects function grows, this position may help coordinate assigned staff and support development of a scalable project delivery model.
Essential Functions:
- Manage assigned special projects, task orders, and client-directed work from scope development through closeout, including multiple concurrent projects in varying stages of planning, estimating, execution, and closeout.
- Work with clients, owners, facility representatives, end users, internal departments, subcontractors, and vendors to clarify requested work, evaluate existing conditions, identify constraints, and develop executable scopes of work.
- Perform preconstruction and estimating activities, including site walks, field verification, blueprint review, quantity takeoffs, material pricing, labor planning, subcontractor/vendor solicitation, proposal scopes, clarifications, exclusions, alternates, and estimate preparation.
- Assist the GC Estimating team during periods of increased estimating demand by supporting quantity takeoffs, drawing and specification review, subcontractor/vendor solicitation, scope development, and estimate preparation as assigned.
- Coordinate with Contract Administration to support prime contract setup, subcontract issuance, purchase orders, vendor documentation, insurance/compliance requirements, scope exhibits, and other project setup requirements.
- Develop and maintain appropriate project schedules, look-ahead plans, procurement timelines, manpower plans, and schedules of values based on project size, complexity, and contract requirements.
- Establish and manage project budgets from approved estimates; oversee cost codes, job costing, cost tracking, forecasting, margin protection, owner billing support, subcontractor/vendor invoice review, change pricing, and financial closeout.
- Coordinate and direct subcontractors, vendors, self-perform crews, and assigned project support personnel as required by project scope, complexity, staffing plan, and workload; serve as the lead, contributor, or coordinating PM for assigned special projects or task-order efforts.
- Procure and coordinate required materials, equipment, subcontractors, vendors, permits, inspections, and other resources necessary to execute assigned work.
- Lead or support project controls and documentation, including submittals, RFIs, change orders, field directives, project meetings, owner communications, Procore records, internal documentation procedures, and contract-compliant project files.
- Support and enforce construction quality control expectations, site safety planning, company procedures, punch list completion, owner turnover, subcontractor/vendor closeout, final billing support, and internal project closeout requirements.
Knowledge, Skills, and Abilities:
- Bachelor’s degree in construction management, engineering, or a related field preferred; equivalent field, estimating, or project management experience will be considered.
- Minimum 5 years of construction experience with demonstrated responsibilities in estimating, project management, field supervision, managing construction work, or special projects.
- Experience with state and/or federal construction projects preferred.
- Demonstrated ability to review work scopes, perform quantity takeoffs, solicit subcontractor/vendor pricing, develop estimates, and prepare proposal-level clarifications, exclusions, and scope notes.
- Strong working knowledge of construction means and methods, trade sequencing, material procurement, subcontractor coordination, field constraints, and small-project execution.
- Deep understanding of contract documents including plans, specifications, scopes of work, RFIs, submittals, change orders, purchase orders, subcontract exhibits, and closeout requirements.
- Experience developing and managing construction budgets, owner pay applications, subcontractor/vendor invoicing, change pricing, cost tracking, forecasting, and project financial closeout.
- Ability to work independently or as part of a team-based delivery approach, coordinating effectively with Estimating, Contract Administration, field leadership, Safety, Quality Control, executive leadership, and assigned support personnel.
- Commitment to safety and ability to promote and support a safety-first culture by ensuring that site safety expectations are communicated, implemented, and coordinated.
- Experience with RSMeans, Bluebeam, PlanSwift, On-Screen Takeoff, or similar estimating/takeoff software is a plus.
- Proficient in Procore, Autodesk, or similar construction management platforms.
- Proficient in Microsoft Project, Primavera, or other project scheduling/planning tools preferred.
- Proficient in Microsoft Office (Word, Excel, Outlook, and Teams).
- Excellent analytical, organizational, and problem-solving skills with strong attention to detail.
- Excellent verbal and written communication, interpersonal, and conflict resolution skills.
- Ability to plan, prioritize, and coordinate multiple assignments while managing competing deadlines, exercising sound judgment, and maintaining professionalism under pressure.

- Must successfully pass a pre-employment drug screening and background check.
- Must be able to pass customer or government-required background investigations and security screenings, including obtaining and maintaining required security clearances for assigned projects. U.S. citizenship is required for this position in accordance with federal contract and security clearance requirements.
Environmental Conditions:
- Work is performed in both office and jobsite environments, with the amount of field time varying based on project size, complexity, phase, workload, and staffing plan.
- Office work includes computer use, estimating, scheduling, procurement, documentation, client communication, subcontractor/vendor coordination, and internal coordination.
- Jobsite work may include exposure to noise, dust, heat, cold, weather, uneven surfaces, active construction operations, tools, equipment, and occupied-facility conditions.
- Frequent fast-paced work with unscheduled interruptions, shifting priorities, client needs, subcontractor/vendor coordination, and multiple concurrent project demands.
- Responsibilities may require an adjusted work schedule and occasional evening or weekend hours to meet project deadlines, shutdown windows, client needs, or strategic objectives.
- May require travel and mobility between the office, client facilities, vendor locations, and multiple project sites.

Salary : $95,000 - $125,000
