The Facilities Service Manager is responsible for the oversight of bank required repairs and planned capital projects for our SROA portfolio of properties.
Duties and Responsibilities
- Develops scope of work for assigned projects, solicits bids, supervises project schedules, ensures standards are adhered to and conducts project close-outs.
- Selects and supervises vendors and contractors for all Property Condition Assessments and Planned Capital projects.
- Ensures expected results are delivered on time and within the planned budget.
- Physically inspects property conditions on a per property, per district basis to ensure safety, security, and facility standards are maintained.
- Consolidates, communicates and ensures successful execution of all PCA and Planned Capital projects.
- Utilize the JIRA work order system to maintain current and accurate records for all facilities projects.
- Assist with developing the annual Planned Capital list and budgeting process.
- Conduct quarterly capital improvement reviews.
- Reviews, tracks, and approves change orders and invoices to ensure compliance with scope of work, budgets and standards.
- Regularly monitors properties and provides support to the Operations Team when needed.
- Other duties and projects as assigned.
Qualifications
- Three (3) years’ experience in multi-site facilities management
- Construction project management experience a plus
- Ability to travel a minimum of 50%.
- Proficiency with MS Office Suite including Outlook, Word, Excel, PowerPoint.
- Possess excellent verbal and written communication skills and outstanding organizational and time management skills.
- Strong attention to detail and follow through.
- Ability to tolerate ambiguity, handle multiple priorities and identify creative solutions to problems.
- Demonstrate history of taking initiative, meeting commitments and sourcing solutions to achieve business results.
- Interpersonal skills and negotiation tactics.
- Highly mobile position with ability to survey parameter of the storage units.
- Communicate clearly verbally and in writing with good negotiation tactics.
- Ability to navigate various websites and software programs. Ability to type and communicate effectively in email.
