Role Description
We are seeking an independent property manager with handyperson skill sets. This opportunity offers the flexibility of being your own boss as an independent contractor along with the support of an established property management team. Role responsibilities include all aspects of leasing, property inspections, tenant liaisons, oversight and execution of day-to-day repairs, contractor bids for bigger renovations, computer input in PM software, and property-owner communications and reporting. The right candidate must approach dynamic situations with the ability to multitask, with top-down organizational skills and a composed perspective.
We would like a self-starter with handyperson experience and/or an ability to problem-solve small and medium repair jobs. Need proficiency in using various hand and power tools to ensure safe and efficient execution of maintenance projects. Ideally, candidate lives in Boulder. Opportunity to live on-site when an apartment comes available. This agreement is as an independent contractor — must provide your own computer and phone. Priority given to licensed real estate professionals. Ideal for a handyperson seeking to expand their property management portfolio and/or a junior real estate professional with maintenance ingenuity wanting a supplemental income while building your name. Contractor must be able to occasionally lift heavy objects, crawl into tight spaces, and climb extension ladders.
Qualifications
- Leases and Lease Administration, Market Research, Property Management experience
- Resident Retention
- Strong organizational and time management skills
- Excellent communication and negotiation abilities
- Knowledge of fair housing laws and regulations
- Experience with property management software
- This is an IC position, must provide all your own tools.
- Maintenance skills, proficiency in using various hand and power tools

- Bachelor Degree or Higher, or equivalent two-years experience preferred
- Real Estate license a plus
