Major Duties and Responsibilities

Can run and operate string trimmers, edgers, chainsaws, hedge trimmers, zero turn mowers, tractors/loaders.

Haul trailers and equipment.

Maintains mulch beds such as edging, weeding, spraying, trimming, and raking.

Maintains lawn free of debris from limbs, leaves, etc.

Responsible for pressure washing walkways, cottages, patios, etc.

Completes preventive maintenance tasks, such as belt/filter changes, following instructions and procedures for the preventative maintenance of facility and utility components and office equipment, as well as mechanical, air conditioning, heating, and electrical systems, etc.

Completes requested work orders in a timely manner. Work orders are up to and including repairs of physical plant and environmental surroundings such as office space, resident rooms, common areas, etc. Work orders often revolve around resident move in/move out and repairs after vacates, which includes heavy lifting of furniture. Work orders also include installation, maintenance, troubleshooting, plumbing, and mechanical equipment, including commercial laundry equipment, durable medical equipment, etc.

Maintains documentation of open and completed work orders per the company’s work order system not only for time records but also proper documentation for state and federal compliance.

Participates in the scheduled on-call maintenance rotations for emergency work orders during off hours/weekends, as determined by the VP of Physical Plant & Engineering.

Assists in the execution of the snow and ice removal policy & procedure as directed by the VP of Physical & Engineering.

Ensures the facility’s compliance with the law and other regulatory terms such as safety and building codes.

Runs, operates, and assesses technical aspects of facility machinery, equipment, and buildings.

Additional Assigned Tasks

1. Treats all residents with dignity and respect.  Promotes and protects all residents’ rights.
2. Establishes a culture of compliance by adhering to all facility policies and procedures.  Complies with standards of business conduct, and state/federal regulations and guidelines.
3. Follows appropriate safety and hygiene measures at all times to protect residents and themselves.
4. Maintains confidentiality of protected health information, including verbal, written, and electronic communications.
5. Reports noncompliance with policies, procedures, regulations, or breaches in confidentiality to appropriate personnel.  Reports any retaliation or discrimination to HR or compliance officer.
6. Reports any allegations of abuse, neglect, misappropriation of property, exploitation, or mistreatment of residents to supervisor and/or administrator.  Protects residents from abuse, and cooperates with all investigations. 
7. Reports any occupational exposures to blood, body fluids, infectious materials, and/or hazardous chemicals in accordance with facility policy. 
8. Coordinates all life safety and emergency drills and trainings.  Fulfills responsibilities as assigned during implementation or activation of the facility’s emergency plan.
9. Delegates administrative authority, responsibility, and accountability to other maintenance personnel as deemed necessary to perform their assigned duties.
10. Performs and monitors required inspections of facility equipment.
11. Reports work-related injuries and illnesses immediately to supervisor.
12. Follows established infection control policies and procedures.
13. As a condition of employment, completes all assigned training and skills competency.
14. Maintains a safe and secure working environment free of objects/situations that could cause harm and/or falls to residents, families, visitors, and associates.
15. Performs routine repair and maintenance to facility.
16. Performs regular safety inspections of the facility and documents the findings.
17. Submits accident/incident reports within twenty-four (24) hours after their occurrence.
18. Participates in surveys/inspections by external agencies.
19. Develops a plan of correction for maintenance deficiencies identified during a facility survey.
20. Ensures facility’s compliance with multiple OSHA standards. Some of OSHA’s required trainings overlap with fire safety requirements. Additional required trainings may include but are not limited to those related to reporting of work-related incidents, bloodborne pathogens-hazardous waste removal, hazard communication, personal protective equipment, and ergonomics.
21. Ensures the facility remains in compliance with all federal, state and local regulations for Life Safety Code compliance.
