What are the responsibilities and job description for the Working Foreman / Lead Maintenance Technician — Residential Property Portfolio (St. Louis) position at STL Homes?
Working Foreman / Lead Maintenance Technician — Residential Property Portfolio (St. Louis)
Location: St. Louis, MO (on-site/travel across the metro area) Job Type: Full-time Compensation: $57,000–$70,000/year, based on experience
About the Role
We own and operate a growing portfolio of single-family homes across the St. Louis metro area. We're hiring a working foreman to take full ownership of property maintenance and rehab — someone who can fix most things himself, and knows exactly who to call and how to manage the job when it's bigger than one person.
This is a hands-on leadership role, not a desk job. You'll be the person our tenants and ownership rely on to keep homes in good repair, turn vacant units quickly, and keep every job moving without needing to be chased.
What You'll Do
- Personally handle routine repairs and maintenance — plumbing, electrical basics, drywall, flooring, general handyman work
- Scope out and manage larger rehab jobs, bringing in your own trusted subcontractors (roofing, HVAC, major electrical/plumbing, etc.) and overseeing their work start to finish
- Set a clear timeline for every job you take on, and keep it updated as work progresses
- Take daily photo updates of active jobs so ownership has visibility without needing site visits or phone calls
- Prioritize and triage incoming maintenance requests and vacant-unit turns across the portfolio
- Source and manage vendor/contractor relationships — get quotes, negotiate pricing, hold subs accountable to schedule and quality
- Pull permits with the City of St. Louis (or relevant municipality) and manage jobs through the inspection process to sign-off
- Keep an accurate running list of every open job, its status, and its expected completion date
What We're Looking For
- Real hands-on repair experience — you can actually fix things, not just manage people who do
- Experience managing subcontractors or a small crew on residential rehab/turnover work
- Ability to pull permits and manage municipal inspections independently
- Relevant certifications/licenses (any of the following are a plus, not all required): Missouri contractor's license, HVAC/EPA 608 certification, electrical or plumbing journeyman license, OSHA 10/30, lead-safe (RRP) certification for pre-1978 homes
- Someone organized enough to track multiple jobs at once without things falling through the cracks
- Comfortable using a smartphone daily for photo documentation and status updates
- Reliable transportation and the ability to travel to properties across the St. Louis metro
- A self-starter who can be trusted to run jobs independently and communicate proactively, not someone who needs to be micromanaged
Why This Role
You'll have real autonomy — decide how to solve the problem, hire the right people, and run the job your way. In exchange, we need visibility: a clear timeline going in, and daily photo proof of progress, so we always know where things stand without having to ask.
To Apply, Please Include:
- Who you worked for — your most recent employer(s) or, if self-employed/subcontracting, the general contractors or property companies you've worked under
- List of jobs — a rundown of past rehab/maintenance jobs you've handled: what the job was, roughly how big, and your role on it
- References — at least 2 references we can call (a past employer, GC, or property owner you've worked for), with name and phone number
- Certifications/licenses held — list any you currently hold, even if not required
